Wheeler Avenue <br />Grand Island NE 68801 <br />SUPPLEMENTAL DECLARATION OF COVENANTS, CONDITIONS, RESTRICTIONS, <br />AND DESIGN GUIDELINES FOR COPPER CREEK RODNEY LEON SUBDIVISION <br />WHEREAS, that certain Declaration of Covenants, Conditions, Restrictions, and Design <br />Guidelines for Copper Creek Rodney Leon Subdivision dated April 29, 2020, filed of record in <br />the office of the Register of Deeds of Hall County, Nebraska on April 30, 2020 as Instrument No. <br />202002679 (the "Covenants"), was recorded against the following described real estate, to -wit: <br />Lots One (1) through Twenty -Five (25), in Copper Creek Rodney Leon <br />Subdivision, an Addition to the City of Grand Island, Hall County, Nebraska. <br />WHEREAS, that certain Declaration of Inclusion dated June 29, 2021, filed of record in <br />the office of the Register of Deeds of Hall County, Nebraska on June 30, 2021 as Instrument No. <br />202105560, subjecting the real estate described therein to the Covenants, was recorded against the <br />following described real estate, to wit: <br />Lots One (1) through Fourteen (14), and Twenty-one (21) through Thirty-two (32), <br />in Copper Creek Estates Fifteenth Subdivision, an Addition to the City of Grand <br />Island, Hall County, Nebraska; <br />Lots Twenty (20) through Twenty-seven (27), in Copper Creek Estates Sixteenth <br />Subdivision, an Addition to the City of Grand Island, Hall County, Nebraska; and <br />Lots One (1) through Lots Twenty-five (25), in Copper Creek Estates Seventeenth <br />Subdivision, an Addition to the City of Grand Island, Hall County, Nebraska. <br />WHEREAS, pursuant to Section 2.3 of the Covenants, the Declarant may record one or <br />more Supplemental Declarations against portions of the real estate subject to the Covenants so <br />long as Declarant owns at least one Lot subject to the Covenants; <br />WHEREAS, Declarant is the owner of each of the following Lots, which are all subject to <br />the Covenants, and which Declarant hereby elects to subject to this Supplemental Declaration and <br />which shall constitute a Subdivision Assessment Area as defined in Section 1.45 of the Covenants: <br />Lots Twenty (20) through Twenty -Two (22), in Copper Creek Estates Sixteenth <br />Subdivision, an Addition to the City of Grand Island, Hall County, Nebraska; and <br />Lots One (1) through Nineteen (19), in Copper Creek Estates Seventeenth <br />Subdivision, an Addition to the City of Grand Island, Hall County, Nebraska; <br />(the "Townhome Lots"). <br />1 <br />e...F <br />rn <br />773 <br />ni <br />00 <br />
