0 21110 3 5 Section 7. Garage doors and mailbox doors are to be kept closed except when in use. Section 8. No playground equipment or day -after -day activities or social functions are to be held on the common ground unless approved by the Board of Directors. Section 9. Garbage cans, toys, hoses, unused building materials, junk, rubbish, discarded automobiles, machinery, or any nuisances are not to be left on driveways or lawns. Garbage cans are to be put out the evening prior to pick up. If the Owner is gone, the garbage is to be placed in plastic bags. Section 10. Noxious Activity. No noxious or offensive activity shall be carried on the properties, nor shall any trash, ashes, or other refuse be thrown, placed, or dumped upon any vacant building site, nor shall anything ever be done which may be or become an annoyance or nuisance to the neighborhood. Section 11. Billboards Prohibited. The construction, placing, or maintenance of billboards, signs, advertising boards, or structures except "for sale" signs on any building site in the properties is expressly prohibited. Section 12. Out Building Prohibited. No outbuilding or other attached structure appurtenant to a residence may be erected on any of the building sites hereby restricted without the consent in writing of the Committee. Section 13. Temporary Structure. No trailer, basement, tent, shack, garage, barn, or other outbuilding shall at any time be used for human habitation, temporarily or permanently, nor shall any structure of a temporary character be used for human habitation. ARTICLE VIII. INSURANCE Section 1. Basic Coverage. Insurance policies upon the common area improvement, including the common area lighting, well, pump and sign, shall be purchased by and in the name of the Association for the benefit of the Association and the Owners of each Townhome Owner as their interests may appear. The Association may from time -to -time review existing policies and adopt changes, including but not limited to additional coverages as deemed necessary. Section 2. Additional Insurance. Each Townhome Owner shall obtain their own additional insurance for their Townhome at his or her expense. Said insurance shall be an HO -3 policy or better, and be in an amount sufficient to replace the full value of the Townhome Owner's Townhome and the contents thereof. In the event of loss of or damage to a Townhome, the Townhome Owner shall be responsible for restoring the Townhome to a condition acceptable to the Association, and shall be personally liable for any costs of necessary repairs to achieve the same not otherwise covered by the Townhome Owner's insurance policy. ARTICLE IX. ACCESS The Association, its employees and agents, shall have the right to go on any lot or into or upon any dwelling or any lot in the Properties for the purposes of performing maintenance and repair, making inspections, and insuring compliance by each Owner with the duties of the Owner hereunder, and is hereby granted a specific easement for such purpose, but, except for emergencies or with the Owner's consent, no dwelling shall be entered except during daylight hours and following reasonable notice to the Owner or occupant thereof. 7
