Schulte and Angela D. Schulte, husband and <br />wife, hereinafter referred to as "Owners", their successors, grantees and assigns: <br />KNOW ALL MEN BY THESE PRESENTS: <br />I. <br />DECLARATION OF PURPOSE <br />The purpose of this DECLARATION OF RESTRICTIVE COVENANTS, <br />RESTRICTIONS AND CONDITIONS FOR GREENSTREET TOWNHOMES ASSOCIATION, <br />is to declare the desire of Owners to improve Lots Seventeen (17) through Twenty (20), Thelen <br />Subdivision, First Addition, Wood River, Hall County, Nebraska, by encouraging the sale of lots <br />and the construction of townhomes as single family residences. <br />II. <br />DESCRIPTION OF LAND <br />The lands of the Owners which are hereby submitted to this DECLARATION OF <br />RESTRICTIVE COVENANTS, RESTRICTIONS AND CONDITIONS FOR GREENSTREET <br />TOWNHOMES ASSOCIATION are a fee simple interest in Lots Seventeen (17) through Twenty <br />(20), Thelen Subdivision, First Addition, Wood River, Hall County, Nebraska. <br />RESTRICTIVE COVENANTS, RESTRICTIONS AND CONDITIONS <br />In consideration of the benefits to be derived by the Owners of Lots Seventeen (17) through <br />Twenty (20), Thelen Subdivision, First Addition, Wood River, Hall County, Nebraska and any <br />purchaser or purchasers, their heirs, devisees, personal representatives, successors, assigns or <br />grantees, the Owners stipulate and agree that all of Lots Seventeen (17) through Twenty (20), <br />Thelen Subdivision, First Addition, Wood River, Hall County, Nebraska, that are sold, transferred <br />or conveyed, shall be and are subject to the following restrictive covenants, restrictions and <br />conditions. All restrictive covenants, restrictions and conditions shall run with the land and are <br />as follows: <br />1. The following definitions shall apply to this DECLARATION OF RESTRICTIVE <br />COVENANTS, RESTRICTIONS AND CONDITIONS FOR GREENSTREET TOWNHOMES <br />ASSOCIATION: <br />Page 1 of 6 <br />
