20200812 <br />SUBDIVISION AGREEMENT <br />CRANE -VIEW THIRD SUBDIVISION <br />THE undersigned, RADER COUNTRYVIEW, LLC, a Nebraska Limited Liability Company, <br />by Michael R. Rader, and Michael Rader and Marjorie Rader, husband and wifer, hereafter called <br />Subdivider, as owners of the following described property, to wit: <br />A Replat of Lot One Crane View Subdivision and the following additional tract of land: A <br />Tract in the SE1/4NE1/4 Section 1, Township 9 North, Range 10 West of the 6th P.M., moie <br />particularly described as follows: <br />Commencing at the Southeast Corner of the Sourteast Quarter of the Northeast Quarter, <br />commencing on a bearing of S88°58'37"W, a distance of Seventy (70.00) feet; thence S00°26'29"E, <br />a distance of Thirty (30.00) feet; thence S88°58'36"W, a distance of One Hundred Fifty and Twenty- <br />nine Hundredths (150.29) feet to the actual pont of beginning; thence S00°24'47"E a distance of <br />Three Hundred Ninety-nine and eighty-nine Hundredths (399.89) feet; thence S89°01'09"W a <br />distance of One Hundred Twenty-five (125.00) feet; thence N00°26'49"W a distance of Four <br />Hundred Fifty-nine and Seventy-nine Hundredths (459.79) feet, thence N88°58'36"E, a distance of <br />One Hundred Twenty-five (125.00) feet; thence S00°24'47"E, a distance of Sixty (60.00) feet to the <br />point of beginning, containing 1.319 Acres, more or less, totalling 3.642 Acres more or less, all in <br />Hall County, Nebraska <br />Said Subdivider subdivided as a subdivision the above described tract of land partially outside the <br />corporate limits but within one mile of the Village of Doniphan and hereby submits to the Village <br />Board of Trustees for the Village of Doniphan, a plat for their acceptance and annexation as <br />approved by law, an accurate map and plat of said proposed subdivision to be known as Crane -View <br />Third Subdivision, an addition to the Village of Doniphan, Hall County, Nebraska, designating <br />explicitly the land to be laid out and particularly describing the lot, street and easements belonging <br />to such subdivision. Said plat has been submitted to the Regional Planning Commission of Hall <br />County, Nebraska, acknowledged by such owner, certified as to accuracy of the surveyor by a <br />registered land surveyor, and contains a dedication of the easements to the public utilities. In <br />consideration of fmal acceptance of the plat of said Crane -View Third Subdivision, the Subdivider, <br />his heirs, assigns and successors hereby consent and agree with the Village of Doniphan, Nebraska, <br />a Municipal Corporation, the following improvements: <br />1. PAVING SPECIFICATIONS. None, however Subdivider waives all right to object to <br />any and all future paving districts which may impose a special assessment for development of the <br />
