200009311 <br />ashes, or other refuse shall not be thrown, placed, or dumped upon <br />any vacant building site in the area. No one shall fix or repair <br />vehicles on the condominium property except minor routine repairs <br />of vehicles owned by the owners. No vegetable gardens shall be <br />allowed on the condominium property except for designated area not <br />exceeding 80 square feet and located within 20 feet of the outside <br />perimeter of the condominium property. All gardens are to be well - <br />maintained and shall be kept free of weeds at all times. The Board <br />of Administrators may establish from time to time rules and <br />regulations regarding gardens and other uses and practices of <br />owners or tenants of the condominiums. <br />F. The owners of suites in this condominium may effect an <br />amendment to this Declaration and in the Bylaws and plans attached <br />hereto or a termination of this Condominium Property Regime only by <br />complying with the terms and conditions of the Nebraska Condominium <br />Act. <br />G. Household pets within the condominia will be subject to <br />regulation, restriction, exclusion, and special assessment as may <br />be determined by the Association from time to time. Awnings, sun <br />screens, outside television or other antennas, satellite dishes, <br />storage or parking of boats, campers, trailers, motor homes, <br />equipment, machinery or similar items shall all be subject to <br />regulations, restriction, exclusion and special assessment by the <br />Association. Uses of the common elements for other livestock or <br />poultry upon the common elements for other than recreational <br />purposes is prohibited. All garage doors must remain closed at all <br />times except when cars are entering or exiting the garage space. <br />Individual garbage cans or trash receptacles are to be permitted <br />only in areas designated therefor by the Association. wood piles, <br />clotheslines, and clothes hangers will be subject to regulation, <br />restriction, exclusion, and special assessment by the Association. <br />No outbuildings or other structures may be erected on the <br />condominium property without the written consent of the Board of <br />Administrators. No playground equipment may be erected on the <br />condominium property without the written consent of the Board of <br />Administrators. <br />VIII. <br />Declarant shall give written notice to the Hall County <br />Assessor of the creation of the Condominium Property Regime so that <br />each suite or garage, including the undivided interest in the <br />common elements appurtenant thereto, shall be deemed a parcel and <br />subject to separate assessment and taxation. <br />IX. <br />Easements are hereby reserved and granted from and to <br />Declarant and each owner of a condominium suite for encroachment if <br />any part of a condominium suite or garage or the common elements or <br />
