200108783 <br />(B) Water: A private water system constructed to City standards and specifications <br />approved by the Director of Public Works, and subject to the City's inspection may be built <br />and maintained by the Subdivider to serve buildings and facilities on Lots Three (3) and Four <br />(4) only. Easements shall be dedicated for all portions of the public water system to be <br />maintained by the City of Grand Island. <br />(C) Sewer: A private sewer system constructed to City standards and specifications <br />approved by the Director of Public Works, and subject to the City's inspection may be built <br />and maintained by the Subdivider to serve buildings and facilities on Lots Three (3) and Four <br />(4) only. The sewer infrastructure located on the west lot line of Lots Three (3) and Four (4) <br />shall be public sewer. Easements shall be dedicated for all portions of the public sewer <br />system to be maintained by the City of Grand Island. <br />(D) Project Phasing: The Subdivider has indicated its desire to phase construction of <br />the Residential Development. The City shall allow phased construction of this development <br />as outlined by the developer in its Residential Development Plan. <br />(E) Easements: The Subdivider shall prepare the necessary documents and dedicate <br />easements for all public utility infrastructure placed within the development based upon the <br />actual location of said infrastructure. Said easements shall be a minimum of twenty (20.0) <br />feet in width centered on the infrastructure. <br />9. Lot Five (5) Requirements. The Subdivider agrees that Lot Five (5) of <br />Pedcor Subdivision is intended for future development. The City will not require the extension of <br />sewer and water lines to serve this lot but will not allow further development of Lot Five (5) until <br />such time as services have been extended to the north line of said lot. <br />-5- <br />
