To settle any account whatsoever wherein I now am or at any time <br />hereafter shall be in any way interested or concerned with any person whomsoever, and <br />to pay or receive the balance thereof as the case may require. <br />6. Satisfy Security Interests and Mortgages. To receive every sum of money which now is <br />or hereafter shall be in any way interested or concerned with any person whomsoever, <br />and to pay or receive the balance thereof as the case may require. <br />7. Prosecute and Defend. To commence, prosecute, discontinue or defend all actions or <br />other legal proceedings touching my estate or any part thereof or touching any matter in <br />which I or my estate may be in any way concerned. <br />8. Manage and Lease Real Estate. To enter into and upon all of my real estate, and to let, <br />manage and improve the same or any part thereof, and to repair or otherwise improve or <br />alter and insure any buildings thereon; to contract with any person for leasing for such <br />periods, at such rents, and subject to such conditions as my attorney' in fact shall see fit; <br />to let any person into possession thereof; to execute all such leases and contracts as shall <br />be necessary; to give notice to quit to any tenant or occupier thereof; to receive and <br />recover from all tenants and occupiers all rents and sums of money which now or shall <br />hereafter become due; and on nonpayment of any part thereof; to take all necessary action <br />to terminate the tenancy or occupation of such tenants or occupiers for the purpose of <br />ejecting said individuals and recovering possession thereof. <br />9. Sell or Exchange Real or Personal Property. To sell, either at public or private sale, or <br />exchange any part of my real estate or personal property for such consideration and upon <br />such terms as my attorney in fact shall think fit, and to execute and deliver good and <br />sufficient deeds or other instruments for the conveyance or transfer of the same, with <br />such covenants of warranty as my attorney in fact shall see fit, and to give good and <br />effectual receipts for all or part of the purchase price or other consideration. <br />10. Borrow Money, Mortgage, Etc. To borrow any sum of money on such terms and with <br />such security, whether on real or personal property, as my attorney in fact may think fit, <br />and to execute all promissory notes, bonds, mortgages and other instruments which may <br />be necessary. <br />11. Execute Tax Returns and Other Documents. To execute on my behalf any state or <br />federal tax returns, schedules and other documents of any nature as may be appropriate or <br />required by state or federal taxing authorities. This power specifically includes, without <br />limitation, the power to execute Internal' Revenue Service Form 2848, Power of Attorney, <br />on my behalf. <br />12. Exercise Rights Relating to Insurance and Other Benefit Plans. To exercise any right <br />to elect benefit or payment options, to terminate, to change beneficiaries or ownership, to <br />assign rights, to borrow or receive cash value in return for the surrender of any or all <br />rights under life insurance and annuity policies, plans or benefits; mutual funds and other <br />dividend investment plans; or retirement, profit sharing and employee welfare plans and <br />benefits. <br />
