To settle any account whatsoever wherein I now am or at any time hereafter shall be in any way interested or concerned with any person whomsoever, and to pay or receive the balance thereof as the case may require. 6. Satisfy Security Interests and Mortgages. To receive every sum of money which now is or hereafter shall be in any way interested or concerned with any person whomsoever, and to pay or receive the balance thereof as the case may require. 7. Prosecute and Defend. To commence, prosecute, discontinue or defend all actions or other legal proceedings touching my estate or any part thereof or touching any matter in which I or my estate may be in any way concerned. 8. Manage and Lease Real Estate. To enter into and upon all of my real estate, and to let, manage and improve the same or any part thereof, and to repair or otherwise improve or alter and insure any buildings thereon; to contract with any person for leasing for such periods, at such rents, and subject to such conditions as my attorney' in fact shall see fit; to let any person into possession thereof; to execute all such leases and contracts as shall be necessary; to give notice to quit to any tenant or occupier thereof; to receive and recover from all tenants and occupiers all rents and sums of money which now or shall hereafter become due; and on nonpayment of any part thereof; to take all necessary action to terminate the tenancy or occupation of such tenants or occupiers for the purpose of ejecting said individuals and recovering possession thereof. 9. Sell or Exchange Real or Personal Property. To sell, either at public or private sale, or exchange any part of my real estate or personal property for such consideration and upon such terms as my attorney in fact shall think fit, and to execute and deliver good and sufficient deeds or other instruments for the conveyance or transfer of the same, with such covenants of warranty as my attorney in fact shall see fit, and to give good and effectual receipts for all or part of the purchase price or other consideration. 10. Borrow Money, Mortgage, Etc. To borrow any sum of money on such terms and with such security, whether on real or personal property, as my attorney in fact may think fit, and to execute all promissory notes, bonds, mortgages and other instruments which may be necessary. 11. Execute Tax Returns and Other Documents. To execute on my behalf any state or federal tax returns, schedules and other documents of any nature as may be appropriate or required by state or federal taxing authorities. This power specifically includes, without limitation, the power to execute Internal' Revenue Service Form 2848, Power of Attorney, on my behalf. 12. Exercise Rights Relating to Insurance and Other Benefit Plans. To exercise any right to elect benefit or payment options, to terminate, to change beneficiaries or ownership, to assign rights, to borrow or receive cash value in return for the surrender of any or all rights under life insurance and annuity policies, plans or benefits; mutual funds and other dividend investment plans; or retirement, profit sharing and employee welfare plans and benefits.
