Paint the Town <br />4.25 Flagpoles and Flags. <br />262©0267;) <br />A flagpole may be installed without the prior approval of the DRC. The official flag of the <br />United States, the State of Nebraska, and the Armed Forces (such as U.S. Army, U.S. Navy, U.S. <br />Air Force, U.S. Marine Corps, U.S. Coast Guard) and POW/MIA flags and university logo flags <br />may be displayed on any Lot provided (a) such flag is displayed from a pole attached to a <br />Residence on the Lot, (b) the pole is no higher than the top of the Residence, (c) the pole is no <br />longer than ten feet (10') in length and does not extend more than ten feet (10') from the edge of <br />the Residence, (d) any flag lighting does not violate Section 4.22, and (e) the flag is maintained in <br />good condition. <br />4.26 Gazebos. <br />The roof of any gazebo must match roof of the Residence or be natural treated wood. The <br />color of any gazebo must match the color of the Residence or be natural treated wood. <br />4.27 Storage Sheds. <br />Storage sheds are permitted on any Lot. If a Lot owner wishes to construct a storage shed <br />that will be Visible From Neighboring Property, plans must be submitted to the DRC for approval. <br />A maximum height of eight feet (8') at the highest peak and square footage not to exceed one <br />hundred (100) square feet will be permitted. No roof -mounted equipment is permitted. Storage <br />structures must be free standing and not attached to the Residence. All exterior architectural detail, <br />roof materials, color, etc., must match the body of the Residence. <br />ARTICLE 5 <br />GENERAL STANDARDS <br />5.1 Home Address. <br />Upon move -in, each Residence shall have the address placed on the side of the home facing <br />the street at which the home is addressed, and such address must be visible from the street. The <br />DRC may establish standards for the style, quality, and position of the numbers for such addresses. <br />Missing numbers shall be replaced immediately. Plants, shrubs, and trees shall be trimmed to <br />allow clear view of the numbers. <br />5.2 Registration by Owner of Mailing Address. <br />Each Owner shall register his or her mailing address with the Association, and all notices, <br />statements, or demands intended to be served upon an Owner shall be deemed delivered when <br />deposited in the United States mail, postage prepaid, addressed in the name of the Owner to such <br />registered mailing address. If an Owner fails to register a different address, such Owner's <br />registered address shall be deemed to be the address of the Lot owned by such Owner that is subject <br />to this Declaration. <br />5.3 Advertising and Solicitation. <br />Advertising, soliciting, or delivering or posting handbills on the Property by any Owner or <br />other person is prohibited. Declarant and the Association, however, reserve the right to <br />communicate with the Owners through the distribution or posting of handbills or other written <br />materials. <br />5.4 Snow Removal. <br />The City of Grand Island will be responsible for plowing of snow in the dedicated streets <br />of the Property. All other snow and ice removal, including without limitation snow and ice <br />removal on driveways, sidewalks, steps, and patios on each Lot is the responsibility of the Owner. <br />Shoveling or blowing snow into the street is prohibited. <br />Page 26 of 52 <br />
