202002679 <br />(iv) Political signs shall not be permitted in the medians, on any sidewalks or <br />roadways, or on any arterial streets leading into the Property. <br />(h) Notwithstanding the foregoing, Declarant shall be allowed to install any sign(s) <br />necessary or desirable for purposes connected with the development or sale of Lots <br />within the Property. <br />(i) Notwithstanding the foregoing, the DRC may require the removal of any sign (other <br />than a sign installed by Declarant) that it determines is inconsistent with the Design <br />Guidelines with respect to color, content, materials, and location or otherwise. <br />4.15 Further Subdivision, Property Restrictions, Rezoning, and Time Shares. <br />Without the prior written approval of the DRC and the Board, no Owner other than the <br />Declarant or a Designated Builder shall do any of the following: (a) further subdivide a Lot or <br />separate a Lot into smaller lots or parcels; (b) convey or transfer less than all of a Lot, or (c) replat <br />the Lot or combine the Lot with other Lots. No further covenants, conditions, restrictions, or <br />easements shall be Recorded by an Owner, or other Person on behalf of the Owner, unless they <br />shall satisfy the requirements of Section 2.3. No Lot shall be subjected to or used for any <br />timesharing, cooperative, weekly, monthly, or any other type of revolving or periodic occupancy <br />by multiple owners, cooperators, licensees, or timesharing participants. <br />4.16 Vehicles, Vehicle Repair, and Parking. <br />4.16.1 Vehicles. No commercial -type vehicles, unlicensed vehicles, or trucks shall be <br />parked on the Property except while engaged in transport. For the purposes of this Section, a one - <br />ton or smaller vehicle, commonly known as a pickup truck, shall not be deemed to be a commercial <br />vehicle or truck. Recreational vehicles, including but not limited to campers, boats, snowmobiles, <br />all -terrain vehicles, and motor homes, shall not be parked on any Lot or on the street in front of <br />such Lot except while engaged in transport or loading for immediate use. However, any campers, <br />boats, snowmobiles, all -terrain vehicles, and motor homes that can be and are stored completely <br />within garages and are not used for living purposes will not be a violation of this Section. Large <br />trucks (in excess of one ton) such as straight, semi, cement, step vans, farm equipment, and similar <br />vehicles shall not be operated or parked anywhere on the Property. No go-carts or snowmobiles <br />may be operated anywhere on the Property. No vehicles shall be driven or parked on any unpaved <br />surfaces within the Property. Parking space for such vehicles will be provided within the Property. <br />4.16.2 Vehicle Repair. Minor repairs of vehicles, such as changing tires, spark plugs, or <br />fan belts, that require the vehicle to be inoperable for a period of three (3) hours or less are allowed <br />on Lot driveways. However, vehicles shall not be left on ramps or blocks, and no major repairs <br />shall be allowed. No vehicle shall be constructed, reconstructed, or repaired on any Lot. Except <br />for emergency repairs, no vehicle shall be constructed, reconstructed or repaired on the Streets or <br />any other part of the Common Area. No inoperable vehicle may be stored or parked on the Streets <br />or any other part of the Common Area. <br />4.16.3 Parking. It is the intent of this Section to limit parking on the Streets. No vehicle <br />owned or leased by an Owner or Resident may be parked on the Street if space for parking the <br />vehicle is available in any of the following areas: (a) the garage situated on the Lot of the Owner <br />or Resident, (b) the driveway initially constructed on the Lot, or (c) a driveway expansion <br />constructed on the Lot with the approval of the DRC. <br />It is also the intent of this Section to limit the parking of vehicles owned or leased by an <br />Owner or Resident on the driveway or any driveway expansion situated on the Lot. Accordingly, <br />vehicles owned or leased by an Owner or Resident must be parked in the garage situated on the <br />Lot to the extent space is available in the garage for parking such vehicles. If space is not available <br />in the garage, then vehicles owned or leased by an Owner or Resident may be parked on the <br />driveway initially constructed on the Lot or on a driveway expansion constructed with the approval <br />of the DRC, provided the vehicle does not exceed eight feet (8') in height and does not exceed <br />twenty-two feet (22') in length. <br />No vehicle of any kind may be stored on a Lot except in a garage, and no vehicle of any <br />kind may be stored on any Common Area. For purposes of illustration, but not of limitation, a <br />vehicle shall be deemed stored if it is covered by a car cover, tarp, or other material. Vehicles <br />Page 22 of 52 <br />
