202002679 (iii) One single six inch by twenty-four inch (6" x 24") double -sided rider in matching color and print may be attached to the lower signpost, containing broker's name, agent's name, and one phone number. (iv) No advertising riders, balloons, banners, flags, or other promotional material may be attached to the sign or Residence. (v) No flyers, tubes, or containers may be attached to the sign. (vi) Signs must be removed seven (7) days after close of escrow and may not have a "Sold" rider attached. (vii) No signs will be permitted in windows or on rear fences or any portion of the body of the Residence. (viii) The Owner shall be responsible for obtaining the sign and for appropriate placement, maintenance, and removal of the sign. (b) In the event that a non -approved sign is observed, the Association will provide the Owner with written notice allowing three (3) days for sign removal. If the sign has not been removed at the end of the 3 -day notice period, the Association reserves the right to impose a fine of $100.00 per day on the Owner until the sign is removed. The Association reserves the right to have any non -approved sign removed at the Owner's expense. (c) Owners will be permitted to post "no soliciting" signs near or on the front door or in the front yard near the entrance of the Residence. Such "no soliciting" signs shall not exceed one foot (1') in height if placed in the ground and, additionally, shall not exceed a size of thirty-six (36) square inches. (d) Owners will be permitted to post a reasonable number of professionally -designed home protection/security signs from a security/alarm company providing services to such Owner or the Residence. One single -sided security/alarm sign not exceeding two feet (2') in overall height from finish grade and seventy-two (72) square inches in size may be placed in the front yard where it is visible to persons approaching the Residence, and one sign not exceeding sixteen (16) square inches in size may also be placed in the windows of the Residence. (e) "Open House" (or "OH") directional signs, which give direction to a house that is for sale to which the public is invited for a walk-in inspection, are permitted under the following conditions: (i) OH signs are permitted between the hours of 8:00 a.m. and 6:00 p.m. (ii) OH signs shall be contained to an industry standard size. (iii) No more than two OH signs will be permitted per Lot. This excludes the one For Sale sign allowed to be posted on the Lot. (iv) OH signs will be permitted to be erected in the Common Areas at designated locations. (v) No attachments or riders are permitted, including flags, balloons, etc. (vi) OH signs will not be permitted on any main arterial streets leading into the Property. (vii) OH signs will not be permitted at the main entrances. In addition to address requirements set forth in Section 5.1, one home identification sign, not to exceed seventy-two (72) square inches in size, identifying a Lot or Residence by address or Owner will be permitted. Political signs may be displayed under the following restrictions: (i) One political sign, not to exceed five hundred seventy-six (576) square inches in size, may be displayed on an Owner's Lot. (ii) Political signs shall not be displayed earlier than forty-five (45) days before the day of an election and shall be removed no later than seven (7) days after an election.
