<br /> (b) Mortgagee may obtain a decree fareclosing Mortgago�'s interest in alt or any part of
<br /> the Property. If pern�itted by applicable law,Mortgag�e may foreclose b4ortgagor's interest in all
<br /> or any part of the Property by non judicial sale;Mortgagee may sell,lease or otherwise dispose of
<br /> any Property at one or more private or public sales,whether or not such Property is present at the
<br /> place of sale,for cash or credit or future delivery on such terms and in such manner as Mortgagee ,T
<br /> may detexmine;
<br /> (c) With respect to all ar any part of the Property that constitutes personal property,in
<br /> addition to the rights provided herein,may exercise the rights and remedies of a secured party uncler
<br /> the Uniform Commercial Code;
<br /> (d) Mortgagee shall have the right,with five(5}business days'prior written notice to
<br /> Mortgagar,to take possession of the Property and collect the income,including amounts pa$t due
<br /> and unpaid�d aPPly the net proceeds,over and above Morkga,gee's costs,against the indebtea�ness
<br /> under the Notc. In furtherancr,of this right,Mortgaga m.ay raq►ure anY tenant or othtr user to make
<br /> payments o£nnt or use fees dircctly to Mortgagee. If the income is eollected by Mortgagee,ttien
