<br />THIS MUTUAL ACCESS EASEMENT is made and entered into this 1 t day of
<br />(� , 2020, by and between JENNIFER SANCHEZ, f/k/a JENNIFER
<br />SUPERNOR, and ANTONIO SANCHEZ MOLINA, wife and husband ("Sanchez"), and
<br />PHILIP M. ZLOMKE and ALICIA L. ZLOMKE, husband and wife ("Zlomke").
<br />RECITALS:
<br />WHEREAS, Sanchez is the owner of the property legally described as Lot Two (2),
<br />Cedarview Estates Subdivision, Hall County, Nebraska ("Sanchez's Property"); and
<br />WHEREAS, Zlomke is the owner of the property legally described as Lot One (1),
<br />Cedarview Estates Subdivision, Hall County, Nebraska ("Zlomke Property").
<br />WHEREAS, Zlomke desires to obtain and Sanchez is willing to grant to Zlomke and
<br />Zlomke's heirs, successors and assigns, a perpetual nonexclusive easement for the purpose of
<br />utilizing Sanchez's Property, said easement legally described as an easement for access to a tract
<br />of land being part of Lot Two (2), Cedarview Estates Subdivision, Hall County, Nebraska,
<br />dedicated for Ingress & Egress Easement purposes, COMMENCING at a '/2" iron pipe at the
<br />Northeast Corner of Lot 2 of Cedarview Estates Subdivision; thence N 88°59'59" W on the
<br />North line of said Lot 2, and all bearings contained herein are relative thereto, a distance of 40.00
<br />feet; thence S 62°17'55" E a distance of 44.51 feet to the East line of said Lot 2; thence N
<br />01°41'07" E on the said East line of Lot 2 a distance of 20.00 feet to the Point of Beginning, said
<br />Easement contains 0.01 acres, more or less.
<br />WHEREAS, Sanchez desires to obtain and Zlomke is willing to grant to Sanchez and
<br />Sanchez's heirs, successors and assigns, a perpetual nonexclusive easement for the purpose of
<br />utilizing Zlomke's Property, said easement legally described as an easement for access to a tract
<br />of land being part of Lot One (1), Cedarview Estates Subdivision, Hall County, Nebraska,
<br />dedicated for Ingress & Egress Easement purposes, COMMENCING at a 'h" iron pipe at the
<br />Southeast Corner of Lot 1 of Cedarview Estates Subdivision; thence N 88°59'59" W on the
<br />South line of said Lot 1, and all bearings contained herein are relative thereto, a distance of 40.00
<br />feet; thence N 61°54'49" E a distance of 39.63 feet to the West line of Highway Right -Of -Way;
<br />thence S 14°33'40" E on the said West line of Highway Right -Of -Way a distance of 20.00 feet to
<br />the Point of Beginning, said Easement contains 0.01 acres, more or less..
<br />NOW, THEREFORE, in consideration of the mutual covenants set forth herein, it is
<br />agreed as follows:
<br />1. For good and valuable consideration, Sanchez hereby grants and conveys unto
<br />Zlomke and Zlomke's heirs, successors and assigns, a nonexclusive easement upon Sanchez's
<br />Property for ingress and egress over, through and upon Sanchez's Property. Sanchez further
<br />grants and conveys unto Zlomke, and Zlomke's heirs, successors and assigns, full and free right
<br />and liberty for Zlomke, Zlomke's tenants, servants, visitors and licensees in common with all
