201903152 <br />EXHIBIT B <br />Insurance Requirements <br />(Capitalized terms used but not otherwise defined herein shall have the meanings ascribed to <br />them in the Loan Agreement) <br />I. PROPERTY INSURANCE <br />A. During Construction <br />An ORIGINAL (or certified copy) Builder's All -Risk, Completed Value, Non - <br />Reporting Form POLICY naming Borrower as an insured, reflecting coverage of <br />100% of the replacement cost of the Improvements and the Equipment, and written by <br />a carrier approved by the Lender with a current Best's Insurance Guide rating of at <br />least A -IX (which is authorized to do business in Nebraska) that includes: <br />1. Mortgagee Clause (or equivalent) naming Lender. <br />2. 30 -day notice to Lender in the event of cancellation, non -renewal or material <br />change. <br />3. Replacement Cost Endorsement. <br />4. Stipulated Value/Agreed Amount Endorsement. <br />5. Flood Insurance (if applicable). <br />6. Collapse and Earthquake Coverage. <br />7. Vandalism and Malicious Mischief Coverage. <br />B. Upon Completion <br />An ORIGINAL (or certified copy) All -Risk Hazard Insurance POLICY naming <br />Borrower as an insured, reflecting coverage of 100% of the replacement cost of the <br />Improvements and the Equipment, and written by a carrier approved by Lender with a <br />current Best's Insurance Guide Rating of at least A -IX and a current Standard and <br />Poor claims paying ability rating of AAA (which is authorized to do business in <br />Nebraska) that includes: <br />1. Lender's Loss Payable Endorsement with a Severability of Interest Clause. <br />2. 30 -day notice to Lender in the event of cancellation, non -renewal or material <br />change. <br />3. Replacement Cost Endorsement. <br />4. Stipulated Value/Agreed Amount Endorsement. <br />5. Boiler Explosion Coverage (if applicable). <br />6. Sprinkler Leakage Coverage. <br />7. Vandalism and Malicious Mischief Coverage. <br />8. Flood Insurance (if applicable). <br />9. Rental Value Insurance in an amount of not less than 100% of 6 -month's Rental <br />Value of the Project.
