201901439 <br />7. Sidewalks. Immediate sidewalk construction adjacent to Ramada Road shall <br />be waived. However, the sidewalks shall be constructed when the property owner is directed to do so <br />by the City Council. In the event a Street Improvement District is created to pave any public street in <br />the subdivision, the Subdivider agrees to install public sidewalks within one year of the completion <br />of such street improvement district in accordance with the City of Grand Island Sidewalk Policy. <br />Sidewalks internal to the subdivision shall be constructed as identified on Exhibit B when the lot is <br />built upon or if on an outlot at time of construction on the adjacent lot. <br />8. Design and Construction. No building shall be constructed within the <br />Subdivision except within the Building Envelope Areas as defined on the Development Plan (Exhibit <br />"B"). The buildings to be constructed (typical elevations shown on Exhibit "E 1 and E2 " attached <br />hereto and incorporated herein by this reference) shall be designed so that the exterior of such <br />building shall be architecturally and aesthetically compatible in material and color. The design and <br />construction shall be in conformity with sound architectural and engineering standards. No portion of <br />any building constructed (including architectural features) shall exceed a height of 35 feet above the <br />center of the nearest intersection of any public or private streets. <br />9. Landscaping. The Subdivider agrees to comply with the requirements of the <br />Landscaping Regulations of the City of Grand Island, and plans as submitted to and approved by the <br />City's Building Department. The Subdivider shall install and maintain, at its expense, landscaping as <br />outlined on Exhibit "D" attached hereto and incorporated herein by this reference. Such landscaping <br />shall be in conformance with Section 36-102 of the Grand Island City Code. <br />4 <br />
