Lawns shall be mowed, fertilized, watered, and edged to maintain a first-class, healthy, and attractive appearance. All grass and weeds shall be cleaned out of cracks in sidewalks, patios, and driveways. All residential plantings must come from the approved plant palette for the Property, which plantings were selected to maintain consistency in the community character while allowing sufficient diversity in residential planting themes. A list of the pre -approved plantings is contained in the Minimum Planting Requirements hereafter set forth. All landscaping shall be maintained in accordance with reasonable standards established by the DRC. All landscape plants shall be maintained by a fully -automatic underground watering system, and care should be taken to avoid over -spray on hardscape, structures, windows, and adjoining properties. The use of metal edging or borders between planting areas or lot lines is prohibited. The use of solid plastic sheeting or polyethylene over ground areas will not be permitted. If landscape fabric is used, it must allow the free flow of air, water, and gases to and from the soil. Comparable materials may be used only with prior approval of the DRC. All mounds and/or berms shall be no higher than thirty-six inches (36") and shall not alter the original drainage pattern of the Lot. All Landscaping plans or amendments to an approved landscaping plan must be submitted to the DRC in accordance with the instructions set forth on Exhibit A to this Declaration.
