Allen Family Limited Partnership, a Nebraska limited <br />partnership ( "Landlord "), and Albertson's, Inc., a Delaware corporation ( "Tenant ") <br />1. Premises: Landlord and Tenant have heretofore entered into a Ground Lease dated as of <br />Se. of e M6e r 22 , 2000, (hereinafter called "Ground Lease "), whereby Landlord has <br />leased and Tenant has hired, that certain real property located in the City of Grand Island, County <br />of Hall, State of Nebraska, designated as Parcel 24 on Exhibit "A" attached hereto and made part <br />hereof by this reference. The entire tract of land shown on Exhibit "A" of which the Leased <br />Premises are a part is more particularly described in Schedule I attached hereto (the "Shopping <br />Center "). <br />2. Term: Landlord leases and Tenant rents the Leased Premises for (a) an interim term <br />commencing on the date of the Ground Lease and terminating on the date the primary term <br />commences and (b) for a primary term of twenty -five (25) consecutive years commencing on the <br />first day of the earlier of (i) the date on which Tenant opens any building improvements <br />constructed on the Leased Premises for business and (ii) Two Hundred Twenty (220) days <br />following the execution of this Ground Lease, and terminating on the twenty -fifth (25) <br />anniversary of the commencement date of the primary term. <br />3. Option for Renewal: Tenant, at Tenant's option, in accordance with the terms of the <br />Ground Lease, may extend the term of the Ground Lease for eight (8) consecutive periods of five <br />(5) years each on the same terms and conditions, except length of term and rent, as the primary <br />term. <br />4.
