5. Excluding the existing buildings located on Lot Six (6) and Lot Eight (8): (a) No structure shall be erected, altered, placed or permitted to remain on a Lot other than one dwelling, one private garage for not less than two (2) but no more than four (4) cars, and two out - buildings; (b) No dwelling shall be erected for occupancy by more than one family, nor shall any dwelling be used for occupancy of more than one family; (c) Any detached garage or other out - building shall be constructed of similar color as the outside finish of the residential dwelling. 6. No flat or mansard roof shall be permitted on any dwelling. All dwellings shall be roofed with wood shakes, wood shingles, or asphalt shingles. Metal roofs will be allowed on detached out - buildings. 7. No commercial or business enterprises shall be conducted or operated on any Lot. No Lot shall be divided or split to create smaller lots. Lots may be combined, or combined and divided to established larger Lots. 8. No animals shall be kept, bred, or maintained for any commercial purpose on any Lot. No dog run shall be located in a front yard or within twenty -five (25) feet of a side Lot line. 9. All wells, septic tanks, and leach fields on a Lot shall be placed more than fifty (50) feet from any boundary line of said Lot. 10. No sod, earth, sand, or gravel shall be removed to the injury of the value or of the appearance of any Lot, and no unused building material, junk, or rubbish shall be left exposed on any Lot except during actual construction. During construction, the Lot under construction shall be maintained in a tidy manor. No trash fires will be allowed on any Lot. 11. No sign of any kind shall be displayed to public view on any Lot except one (1) sign of not more than five (5) square feet advertising the property for sale or for rent, or signs used by a builder to advertise the property during construction and sales period, or signs by the Declarant to advertise the Property. 12. No worn out or disregarded automobiles, machinery, or parts thereof, shall be stored on any Lot and no portion of any Lot shall be used for automobiles, junk piles or the storage of any kind of discarded items or waste materials. 13. Certain easements are established for installation and maintenance of utilities and drainage; such easements being clearly marked on the recorded plat of the Property. Utility service lines shall be kept underground. 4
