<br />DEED OF TRUST
<br />THIS DEED OF TRUST is made on this day of J tAne, , 2018. The Trustor
<br />(whether one or more) is LUTHER S. ALLEN and STEPHANIE M. ALLEN, Husband and wife,
<br />whose address for purposes of notices in respect to this Deed of Trust is 2305 Park Drive, Grand
<br />Island, NE 68801 -7329 (sometimes identified herein as "Guarantors "). The Trustee is
<br />BRANDON S. CONNICK, Attorney at Law and member of the Nebraska State Bar Association,
<br />whose address is 104 N. Wheeler Avenue, PO Box 790, Grand Island, NE 68802 -0790. The
<br />Beneficiary is UMBRELLA DEVELOPMENT, LLC, a Nebraska limited liability company,
<br />whose address for purposes of notification under this Deed of Trust is 2538 St. Patrick Avenue,
<br />Suite 3, Grand Island, NE 68803 -1351 (sometimes identified herein as "Landlord ").
<br />GUARANTORS IRREVOCABLY CONVEY TO TRUSTEE, IN TRUST, WITH
<br />POWER OF SALE, THE FOLLOWING:
<br />Lot One (1), Park View Third Subdivision in the City of Grand Island, Hall
<br />County, Nebraska;
<br />together with all buildings, improvements, fixtures, streets, alleys, passageways, easements,
<br />rights, privileges and appurtenances located thereon or in anywise pertaining thereto, and the
<br />rents, issues and profits, reversions and remainders thereof, and such personal property that is
<br />attached to the improvements so as to constitute a fixture, including, but not limited to, heating
<br />and cooling equipment and together with the homestead or marital interests, if any, which
<br />interests are hereby released and waived, all of which, including replacements and additions
<br />thereto, is hereby declared to be a part of the real estate secured by the lien of this Deed of Trust
<br />and all of the foregoing being referred to herein as the "Property ".
<br />This Deed of Trust secures payment of all rents and other monetary obligations payable
<br />by reason of a Lease Guaranty Agreement with Security dated J ? , 2018, ( "Lease
<br />Guaranty ") executed by Guarantors as an inducement for Landlord to enter into a Lease
<br />Agreement with The Teaching Tree, LLC, a Nebraska limited liability company, ( "Tenant ") that
<br />provides for the payment of rents in the initial base amount of Seven Thousand Five Hundred
