Any detached garage or any other out - building shall be constructed of the <br />same quality and materials of construction as the outside finish and roof of <br />the residential structure. Any detached garage shall be a single garage <br />which does not exceed a size that is 15' wide by 24' deep and shall be <br />behind the rear wall of the residential structure. No building shall be <br />constructed of boxes or other unsightly materials. <br />i. All buildings shall be placed back from the center of the front line of the <br />Lot at least twenty -five (25) feet or more on all Lots. <br />P. <br />q. <br />No sod, earth, sand, or gravel shall be removed to the injury of the value <br />or of the appearance of any Lot, and no unused building material, junk or <br />rubbish shall be left exposed on any Lot except during actual building <br />operations. During construction, builders are required to maintain the <br />project and surrounding area in a tidy manner. No trash fires will be <br />allowed on any Lot in the subdivision to dispose of discarded construction <br />materials or other debris. <br />k. No sign of any kind shall be displayed to public view on any Lot except <br />one sign of not more than six (6) feet square advertising the property for <br />sale or for rent, or signs used by a builder to advertise the property during <br />the construction and sales period, or signs used by the developer to <br />advertise the subdivision. <br />1. No worn out or discarded automobiles, machinery, or parts thereof, shall <br />be stored on any Lot in the subdivision and no portion thereof shall be <br />used for automobiles, junk piles or the storage of any kind of discarded <br />items or waste materials. <br />m. Certain easements are established for installation and maintenance of <br />utilities and for drainage, such easements being clearly marked on the <br />recorded plot of said subdivision. Service lines for individual residences <br />for public utility services which are available to a Lot from an <br />underground source shall be kept underground. <br />n. Exposed antennas or aerials of any kind shall not be used except satellite <br />dishes which shall not exceed thirty six (36) inches in diameter. They <br />must not be visible from the street which the front of the primary structure <br />faces and must be attached to the primary structure. No mercury or <br />sodium vapor lights are allowed on any Lot. Lighting installed by the City <br />of Grand Island, Nebraska or the State of Nebraska is exempted from all <br />lighting restrictions. <br />o. No campers, trailers, motor or mobile homes, recreational vehicles or <br />trucks larger than a three - quarter (3/4) ton pickup truck shall be stored on <br />any Lot, driveway, or on the street in front of or on the side of any Lot. <br />No campers, trailers, motor or mobile homes, boats, recreational vehicles <br />or trucks shall be left on the streets overnight. <br />The owner of each Lot shall keep the vegetation and grass thereon cut to a <br />height less than eight (8) inches prior to construction, and shall keep the <br />shrubs, vegetation and grass thereon cut to a reasonable height after <br />construction. There shall be no cottonwood trees planted. <br />No fences shall be constructed, on any Lot in the subdivision, of barbed <br />wire, woven wire, chain link, or creosote - treated posts above ground or <br />any other unsightly material; provided. Privacy fences may not exceed six <br />(6) feet in height. <br />r. All public sidewalks shall be constructed to comply with the requirements <br />of the building codes and ordinances of the City of Grand Island, <br />Nebraska. Such sidewalks will be constructed not later than the time the <br />
