200007680 <br />Page 2 <br />Buyers shall be notified of the amount of taxes due and <br />payable for each year and the same shall be paid by the <br />Buyers to the Seller in equal monthly installments <br />along with regular monthly payment. <br />(3) DEED IN ESCROW: It is agreed that the Seller will <br />execute a Warranty Deed on the above described property <br />and that the Buyers will receive to hold and keep, a <br />copy of the Warranty Deed; the original to be held for <br />the term of the contract in escrow at Overland National <br />Bank, Grand Island, NE in a safety deposit box, to be <br />delivered upon full compliance of this agreement. In <br />the event of default by the Buyers in any of the <br />obligations binding them hereunder, after Buyers have <br />had thirty (30) days notice of such default and have <br />failed to remedy the same, at the request of the <br />Seller, the Seiler may pursue appropriate legal or <br />equitable remedies. <br />(4) ASSIGNING OF AGREEMENT: It is further agreed by <br />and between the parties that this Conditional Sales <br />Contract shall not be assigned to any other person <br />without the written consent of the Seller which shall <br />not be unreasonably withheld. <br />5) INSURANCE: Buyers agrees to procure and maintain in <br />force during the period of this agreement, and any <br />extension thereof, at their expense, standard fire and <br />extended coverage insurance on the premises in the <br />amount of at least $25,000 or equal to the insurable <br />value thereof. Any policy of insurance required <br />hereunder shall contain a loss payable clause and the <br />parties' interest shall appear hereunder. <br />6) It is understood and agreed by and between the <br />parties hereto that the Buyers have inspected the <br />premises and the fixtures intended to be conveyed by <br />this document and take the same on an "as is" basis <br />with no warranties of fitness express or implied by the <br />Sellers. <br />7) The Buyers agree that in the event that he desires <br />to make any major structural changes in the said home, <br />that they must first obtain the written approval of the <br />Seller, which approval will not be unreasonably <br />withheld. <br />8) PREPAYMENT OPTION: The parties do hereby mutually <br />agree that this contract may be prepaid at any time <br />
