450(?, q <br />AGREEMENT FOR THE SALE OF REAL ESTATE 200007680 <br />THIS AGREEMENT, made and entered into this 15th <br />day of December, 1993, by and between Eugene W. <br />Jeffres, a single person, hereinafter referred to as <br />"Seller ", and Rodney A. Bell and Judith K. Bell, <br />husband and wife with right of survivorship, <br />hereinafter referred to as "Buyers." <br />WITNESSETH: That the Seller hereby covenants and <br />agrees that if the Buyers shall first make the payments <br />and perform the covenants, hereinafter mentioned, on <br />his or their parts to be made and performed, the Seller <br />will convey to the said Buyers, a good and sufficient <br />Warranty Deed, the following piece and parcel of <br />ground, to wit, real estate partially known as: A tract <br />of land comprising a part of the West Half of the <br />Northwest Quarter (W 1/2 NW 1/4) of Section Twenty <br />Eight (28), Township Ten (10) North, Range Ten (10) <br />West of the 6th P.M., Hall County, Nebraska, and more <br />particularly described on attached form labeled EXHIBIT <br />A, together with all appurtenances thereunto, belonging <br />and now thereon, including all carpeting, draperies and <br />drapery rods. Buyers covenant and agree to pay the <br />amount of FIFTY FIVE THOUSAND DOLLARS ($55,000) for <br />said premises to the Seller. The purchase price shall <br />be paid in amounts as follows: <br />(a) FIFTY FIVE HUNDRED ($5,500) received upon the <br />signing of this agreement as down payment. <br />(b) The remaining balance of FORTY NINE THOUSAND <br />FIVE HUNDRED DOLLARS ($49,500) to be paid in <br />monthly payments of $434.40 a rate of 10 percent <br />interest per annum and amortized for a period of <br />thirty (30) years. The first payment is due <br />January 15, 1994 with final payment to be made on <br />or before December 15, 2023. All payments are <br />payable to the Sellers at their address of PO Box <br />15, Scotia, NE or such other place as the Seller <br />may designate in writing. It is further agreed by <br />and between the parties hereto as follows: <br />(2) REAL ESTATE TAXES: Seller shall pay all general <br />taxes for the year of 1993 and all prior years thereof, <br />and Buyers will pay all of the taxes beginning January <br />1, 1994. (b) The Buyers shall pay all general taxes <br />that may be levied or imposed upon such property <br />subsequent to closing date, 1993 and to pay all <br />installments of special assessments or special taxes or <br />liens becoming due or delinquent after this date.
