450(?, q AGREEMENT FOR THE SALE OF REAL ESTATE 200007680 THIS AGREEMENT, made and entered into this 15th day of December, 1993, by and between Eugene W. Jeffres, a single person, hereinafter referred to as "Seller ", and Rodney A. Bell and Judith K. Bell, husband and wife with right of survivorship, hereinafter referred to as "Buyers." WITNESSETH: That the Seller hereby covenants and agrees that if the Buyers shall first make the payments and perform the covenants, hereinafter mentioned, on his or their parts to be made and performed, the Seller will convey to the said Buyers, a good and sufficient Warranty Deed, the following piece and parcel of ground, to wit, real estate partially known as: A tract of land comprising a part of the West Half of the Northwest Quarter (W 1/2 NW 1/4) of Section Twenty Eight (28), Township Ten (10) North, Range Ten (10) West of the 6th P.M., Hall County, Nebraska, and more particularly described on attached form labeled EXHIBIT A, together with all appurtenances thereunto, belonging and now thereon, including all carpeting, draperies and drapery rods. Buyers covenant and agree to pay the amount of FIFTY FIVE THOUSAND DOLLARS ($55,000) for said premises to the Seller. The purchase price shall be paid in amounts as follows: (a) FIFTY FIVE HUNDRED ($5,500) received upon the signing of this agreement as down payment. (b) The remaining balance of FORTY NINE THOUSAND FIVE HUNDRED DOLLARS ($49,500) to be paid in monthly payments of $434.40 a rate of 10 percent interest per annum and amortized for a period of thirty (30) years. The first payment is due January 15, 1994 with final payment to be made on or before December 15, 2023. All payments are payable to the Sellers at their address of PO Box 15, Scotia, NE or such other place as the Seller may designate in writing. It is further agreed by and between the parties hereto as follows: (2) REAL ESTATE TAXES: Seller shall pay all general taxes for the year of 1993 and all prior years thereof, and Buyers will pay all of the taxes beginning January 1, 1994. (b) The Buyers shall pay all general taxes that may be levied or imposed upon such property subsequent to closing date, 1993 and to pay all installments of special assessments or special taxes or liens becoming due or delinquent after this date.
