<br />enjoyment of the Trust Property.
<br />13. operation of Business and Maintenance of Property.
<br />Trustor shall; at all times maintain and continue its operation
<br />along the same line of business and incidental and telated
<br />businesses as it is now conducting, and shall at all 'times conduct
<br />its business with diligence and in a prudent and economical manner,
<br />and sha1L maintain its property, equipment and all assets in good
<br />working.order and condition and properly equipped, and make all
<br />needful and proper repairs, renewals, replacements and improvements
<br />thereto and thereof. .Trustor shall not use the Trust Property, or
<br />any part thereof, or allow same to be used or occupied for any
<br />unl-aWal purpose or in violation of any certificate of occupancy or
<br />other permit or certificate, or any law, ordinance or regulation
<br />cck *ering-or affecting the use or occupancy thereof. Trustor shall
<br />not suffer any act to be done or any condition to exist on the Land
<br />or Buildings or any part thereof, or any article to be brought
<br />thereon, which may be dangerous, unless safeguarded as required by
<br />law, or which may, in law, constitute a public or private nuisance,
<br />or which may make voidable any insurance then in force with respect
<br />thereto.
<br />14. Repairs, Replacements, Alterations and Additions.
<br />(a) Trustor shall keep all Buildings and Personal
<br />Property now existing or hereafter located on the Land in good
<br />order, repair and condition (ate least equal to: or better tharm ;i he
<br />condition presently existing, so that the va�bae of the Trust
<br />property will not be diminished below the appraisal value at the
<br />time hereof) fully protected from the elements and other hazards,
<br />=.d shall replace all items necessary to keep the Land and
<br />Buildings in good repair. Trustor agrees not to commit or permit
<br />damage, deterioration, impairment, trespass'or waste of the Lard
<br />and Buildings. Trustor shall promptly repair and restore, in a
<br />good and workmanlike manner, any and all:'damage or deterioration of
<br />the Land and Buildings, whether or not insurance proceeds are
<br />available for such repair or restoration. Trustor shall complete
<br />any improvements proposed to be constructed or now under
<br />construction. Trustor agrees not to construct any new
<br />improvements, or make or permit to be made any material alterations
<br />or additions to the Trust Property, without the prior writter.
<br />consent of Beneficiary. Trustor shall not abandon the Land or
<br />Buildings and shall use its best effort to prevent any act or
<br />condition which might impair the value or usefulness of the Trust
<br />Property or any part thereof.
<br />(b) Trustor shall not permit''any.of the fixtures to be
<br />removed at any time from the Lard and /or to ildings, without the
<br />prior written consent of Beneficiary, unless actually replaced by
<br />an article of equal suitability and value, owned by the Trustor,
<br />free and clear of any lien or security interest except such-as may
<br />be approved in writing by Beneficiary.
<br />(c) Seneficiary may, at its sole option and in its sole
<br />discretion, make necessary repairs and replacements so as to
<br />maintain the Land and Buildings for their intended use and
<br />occupancy, and a;iy such amount advanced by Beneficiary shall be
<br />immediately repaid by Trustor to Beneficiary, or in Beneficiary's
<br />discretion, said- amounts shall be added to-the balance of the
<br />principal indebtedness outstanding on the Note secured by this Deed
<br />of Trust, and said amounts shall bear interest as provided in the
<br />Note; and
<br />(d) In the event that Beneficiary, in its sole
<br />discretion, now or hereafter determines after inspection of the
<br />Buildings and Personal Property that Trustor is failing to carry
<br />out its responsibilities and obligations under this section 14 to
<br />keep the Buildings and Personal. Property in good order, repair and
<br />condition, then Beneficiary shall notify Trustor of such
<br />determination, and, in addition to any other remedies which
<br />Beneficiary may have under this Deed of Trust, in equity, at law,
<br />by virtue of statute or otherwise, Beneficiary.shall have the
<br />right, at its option and in its sole discretion, to demand that
