Grant of Access and Parking Easement to Grantor. Grantee does hereby <br />establish, create and grant a perpetual non-exclusive easement in, to, over, across and through <br />those portions of the Grantee Parcel established by Grantee from time to time as driveways, <br />entrances, exits and parking areas (the "Grantor Easement Area"), for ingress and egress of persons <br />and ingress, egress and parking of motor vehicles on, over, across and through the Grantor <br />Easement Area and to and from adjacent public streets, for the use and benefit of Grantor, its <br />
