A <br />I <br />89ow-mm 100211 <br />7. upon written notice from Trustee to Landlord, for so <br />long as Trustee is in possession of the Premises, Landlord will <br />recognize Trustee as the lessee of the Premises and accept the <br />performance by Trustee of Tenant's obligations under the Lease. <br />If Trustee takes possession of the Premises or succeeds to the <br />interest of Tenant, then, so long as there then exists no uncured <br />default under the Lease, Landlord and any party succeeding to the <br />interest of Landlord, shall accept Trustee as tenant under the <br />terms and conditions of the Lease, and the Lease shall continue <br />in full force and effect. Any action by the Trustee to cure any <br />default by Tenant or to otherwise exercise Tenant's rights under <br />the Lease shall not be deemed to be an assumption by Trustee of <br />Tenant's obligations under the Lease unless the Trustee expressly <br />assumes such obligations in writing. Landlord agrees that it will <br />not unreasonably withhold or delay its consent to any future <br />assignment by the Trustee, as the case may be, of the rights of <br />the Tenant under the Lease to any party of comparable experience <br />in theatre operations and financial standing to the Tenant. <br />8. Landlord agrees to give the Trustee the same opportunity <br />to cure any default under the Lease as is afforded to the Tenant <br />under 'the Lease. <br />9. rn the event the Lease shall be.terminated as a result <br />of a bankruptcy of Tenant, upon notice from Trustee, the Landlord <br />will enter into a new lease with the Trustee on the same terms <br />and conditions as the Lease, provided, however, Trustee shall <br />give the Landlord notice of _ its desire ifor a new lease- wit hai vv <br />days after the Trustee receives notice of the termination of the <br />Lease and provided further that all defaults (other than those <br />defaults occasioned by the bankruptcy of the Tenant or its <br />assignee) are cured upon entering into such new lease. <br />10.
