3.07. Agent is authorized to engage, compensate and discharge attorneys, accountants, or other advisers. Communication 3.08. Agent is authorized to communicate with any representative or employee of a government or government subdivision, agency or instrumentality on owner's behalf. Agent may access communications intended for and communicate on owner's behalf whether by mail, electronic transmission, telephone or other means. Agent may prepare, execute and file a record, report or other document to safeguard or promote owner's interest under a federal, state or local statute, rule or regulation. Taxes, Assessments, Fines or Penalties 3.08. Agent is authorized to pay, compromise or contest taxes, assessments, fines or penalties and perform any other act to protect me from illegal or unnecessary taxation, assessments, fines or penalties, with respect to an entity or business, including attempts to recover in any manner permitted by law, money paid. ARTICLE 4. COMPENSATION Collection of Rent 4.01. Agent shall use its best efforts to collect all rents and revenues from the Premises. Deposit of Revenues 201703232 4.02. Agent shall establish and maintain, in a bank of Agent's choice, a bank account for the deposit of all rent and other revenue collected from the Premises. If desirable, the Agent may establish a separate account for each separate parcel of property among the Premises, or may use a single bank account, so long as Agent's accounting records are sufficient to provide separate operating statements for each separate parcel of property included in the Premises. Disbursement of Revenues 4.03. From the funds collected and deposited in the deposit account described in Paragraph 4.02 of this Agreement, Agent shall cause to be disbursed regularly and punctually all recurring operating expenses of the Premises and all other disbursements related to the Premises as authorized by this Agreement.
