Collection of Rents and Other Receipts 2.04. Agent shall collect all rents, charges, and other amounts receivable in connection with the management and operation of the Premises. ARTICLE 3. OPERATION AND MAINTENANCE Employees and Other Personnel 3.01. On behalf of Owner, Agent shall hire, discharge, supervise, and pay all employees, contractors, and other personnel necessary for the management and operation of the Premises. Agent shall not discriminate against any employee or prospective employee because of race, creed, color, national origin, or sex or any other classification then protected by law. Maintenance 3.02. Agent shall cause the Premises to be maintained in a good, clean, and sanitary condition acceptable to Owner at all times, and to be repaired as necessary to maintain this condition. Contracting 3.03. Agent shall contract on Owner's behalf in any manner and with any person or entity, on terms agreeable to Agent, to accomplish a purpose of a transaction and perform, rescind, cancel, terminate, reform, restate, release or modify the contract, and any other services and utilities necessary for the efficient operation and maintenance of the Premises, including water, electricity, gas, telephone, pest extermination and rubbish hauling. 3.04. Agent is authorized to sell, exchange, convey, quitclaim, apply for zoning or other governmental permits, or otherwise grant or dispose of an interest in real property or a right incident to real property. Agent is authorized to pledge or mortgage an interest in real property or right incident to real property as a security to borrow money to pay, renew or extend the time of payment of owner's debt. Compliance with Governmental Regulations 3.05. Agent shall comply with all building codes, zoning and licensing requirements, and other requirements of federal, state, and local authorities having jurisdiction over the Premises. Insurance 3.06. Agent is authorized to and shall purchase any insurance deemed necessary by Agent to protect the Premises and Owner's interest in the Premises. Professional Assistance 201703232
