2� 17�287� <br /> smatl quantities af Hazardous Substances that are generaily recognized to be appropriate to normal <br /> residential uses and t�maintenance of the Pr�perty�includxng, but not iimi�ed ta, hazardous substances <br /> in consumer products}. <br /> Borrower shall promptly gi�e Lender written notice of�a}any investiga�ion, claim, demand, Iawsuit or <br /> - ather action by any go�ernmental or regula�ory agency or pri�ate party in�al�ing the Property and any <br /> Hazardaus Substance or En�ironmental Law of which Borrawer has actuai knowledge, �b}any <br /> EnWironmental Condition, including bu#not limited to, any spilling� leaking, discharge, release or threat <br /> of r�elease of an�Hazardous Substance, and�c�an�condition caused by the pre5enc�, use or releas�af a <br /> Hazardous Substance which adWersely affects the walue of the Praperty. If Borrower learns, or is natified <br /> by any goWernmental or regu�a�ory authority, ar any pri�ate party, that any remo�al or other remediation <br /> of any Hazardous Substance affecting the Property is necessary, Borrower shall promptty take aIl <br /> necessary remedial actions in accordance with En�ironmentai Law. Nothing herein shall create any <br /> obligation on Lender for an Environmental Cleanup. <br /> N�N-U N I F�RM C�VENA NTS. Borrawer and Lender further co�enant and agree a�follows: <br /> �2. Acceleratian; Remedres. Lend�r shall gi�e noti�ce ta Borrower privr to acceleratian folluwing <br /> Borr�wer's breach of any cavenant or agreement in this Securxty Instrument�'but not prior to <br /> acceleration under Sectian 17 unless Applicabl�Law provides a�therwise�.
