Rev. Stat. §§ 76- <br />1001 to 76 -1018, a Deed of Trust was executed by David G. Dubbs and Patricia Ann <br />Dubbs, husband and wife, Trustor in which U.S. Bank National Association was <br />named as Beneficiary and Trustee, dated August 12, 2106 and filed for record on <br />August 17, 2016 as Inst. No. 201605317; and <br />WHEREAS the Deed of Trust was assigned by U.S. Bank National Association to <br />SA Group Properties, Inc. pursuant to that Assignment of Loan Documents dated as of <br />April 13, 2017 and SA Group Properties, Inc. is the Beneficiary under said Deed of <br />Trust; and <br />WHEREAS, U.S. Bank National Association (hereinafter "Trustee ") filed for <br />record in the office of the Register of Deeds of the county wherein the property was <br />situated, an Amended Notice of Default, identifying the Trust Deed by stating the <br />name of the Trustor named therein and giving the book and page numbers where the <br />same was recorded, a description of the Trust property, and said Notice containing a <br />statement that a breach of an obligation for which the Trust property was conveyed as <br />security had occurred, and setting forth the nature of such breach and of the Trustee's <br />election to sell or cause to be sold such property to satisfy the obligation; and <br />WHEREAS, after the lapse of not less than two months, the breach or default <br />was not cured as required by law; and <br />WHEREAS, the Trustee gave written notice of the time and place of sale <br />particularly describing the property to be sold by publication of said notice, at least <br />five (5) times, once a week for five (5) consecutive weeks, the last publication being at <br />least ten (10) days but not more than thirty (30) days prior to the sale, in a newspaper <br />having general circulation in the county in which the property was to be sold or some <br />part thereof was situated, all according to the Nebraska Trust Deeds Act (the "Notice of <br />Sale "); and <br />
