<br /> foregaing, Trustor wi11 not remorre, ❑r g�rant ta any other party the righ��o remo�e, any timber, minerals {in�luding

<br /> Remava�of Imprvvements. Trustor shall not demoIish or remo�e any Improvements��om�he Reai P�operty withaut

<br /> Lender's Right ta Enter. Lender and Ler�de�'s ag�nts and representati�es may enter upon the Real Property a� a!I
<br /> reasanable times to atzend to�Lender's in�eres�s and to inspec� th� Real Praperty for purposes of Trustor's
<br /> compliance with the�terms and conditians af this ❑eed o�Trust.
<br /> CvmpIiance wirth Governmental Requirements. Trustor shall prompt[y �ampIy w��h all laws, o�dinances, and
<br /> regula�ions� now or hereaf�te� in effect, o� aII governmen�al autho�ities app�icable to the use ar ❑ccupancy of the
<br /> Pr�perty. T�rustar may cantest in gaod�aith any$uch law, ordinancer or reguIatian and wi�hhoId campliance during
<br /> any pr�ceeding, incIuding apprapriat� appeaIs, so iang as Trustor has notffied Lender in wr�ting prior�o daing so
<br /> and so long as, in Lender's svle opinlon, Lender's interests in the Praperty are not jeopardized. Lender may require
<br /> Trusto�-t❑ past adequate securi�y or a surety bond� reasonably satisfactory to Lender,�❑ pra�ec�Lender's inf�rest.
<br /> Duty ta Pratect. Trustar agrees neither #o abandon or learre unattended �he Property. Trustar shaII d❑ a�E other
<br /> acts, in addition tv thase acts set�Forth abo�e in this section, which�rom the character and use of�he Property are
<br /> reasonably necessary ta protec�t and preser-�e the Property.
<br /> ❑UE�N SALE-C�N�ENT BY LEIVDER. Lender may. at Lender's option, decfare immediately due and payable alI sums
<br /> secured by this D�ed of Trust upan the sale or trans�er, without Lender's prior writken consent, of all or any part of the
<br /> ReaI Property, ar any interest in the Reaf Properry. A ttsafe or transfe�n means the con�eyance ofi Rea! �roperty o�any
<br /> rzght, title or interest in the Rea! Praperty; whether Iegal, I�enefi�ia[ ❑r equztable; whether rrolun�ary or in�oluntary;
<br /> whether by outrlght sale, deed, installmen� sale �ontract, Iand contract, contrac� for deed, Ieasehold interest wi�h a
<br /> �erm greater than three {�) years, Iease-option contract, or by saIe, assignment, a�transfer o�any bene�icial in�erest in
<br /> or to any land trust holding ti�fe to the Real Property, ot-by any other method o�conveyance o�an in�eres� in the Rea1
<br /> Property. However, this option shall not be exercised by L�nder zf �uch exer�ise is prohibi�ed by �Federal !aw or by

<br /> Qay when du� all claims for work done on or for services rendered nr mate�ial furnished �o the Pr�perty. Tr-ustnr
<br /> shal[ maintain�he Praperty�ree o�a�� iiens har�ing priority o�er or equal to the interest ot Lender under this Deed ❑f
<br /> Trust, except fo� �he �ien af taxes and assessments nat due, except for the Existing I ndeb�edness referred to
<br /> be[ow, and except�s o�herwise prv�ided in this Deed vf Trust.
<br /> Right ta Contest. Trustor may wi�hhoId payment of any tax� assessment� o�claim in connection with a g�ad faith
<br /> dispute over�he obliga�ion t❑ pay, so long as Lender's interest in the Property is not leopardized. �f a Iien arises ar
<br /> �s filed as a resut� of nanpaym�n�, Trus�or shalf wi�hin fiifteen �'I5� days afiter the lien arises ar, i� a f�en �s �iled,
<br /> wi�hin fifteen {'I 5} days after Trustar has notice of the fiIing, seaure the discharge of�he Iien, or it requested hy
<br /> Lender, depos�t wi�h Lender cash❑r a sufficient ca�para�e surety bond or othe�security sa#zs�ac�ory to Lende�in an
<br /> amvunt suff�cient to discharge�he Iien pIus any cosfs and attarneysr fees, or o�her charges that cauld accrue as a
<br /> resul�of a foreclasure or sale under the Iien. f n any contest�Trustor shall defend "rtself and L�nder and shall sat�sfy
<br /> any ad�erse�udgment before enforc�ment agains�the Property. Trustor shaII name Lender as an addi�iona�ob�igee
<br /> under any surety band furnished in the con�es�proceedings. �-
<br /> EvidenGe af Payment. Trustar shall upan demand turnish to Lende�satisfactory e�idence of paymen�af the taxes
<br /> or asse�sments and sha�l authorize the appropriate go�ernmentai official to deIir�er to Lender a�any t�me a written
<br /> statement ofi the�axes and assessments agaznst the P�a�erry.
<br /> Nati�e ❑f Constructian. Trustor shall notify Lender at least fifteen �'I 5y�days �aefore any work is commenced, any
<br /> senrices are fumished, or any materials are suppIied t❑ the Property, if any mechanic�s Iien, materialmen's lien, o�
<br /> ❑ther Iien cauId be asserted� on accoun� ❑f the work, services, or- materiais and the cost exceeds $�,DO�.D�.
<br /> Trustor wiII upon request ❑� Lende�furnish to Lende� advance assuran�es satistac�Cory ta Lender t�at Trustor can
<br /> and wilI pay the cost❑f such improrrements.
<br /> PR�PERTY D�4MAGE INSURANCE. The follvwing pro�isions �elating to insuring the Praperty are a part o�this Deed ❑�F
<br /> Trust.
<br /> Maintenanc� of InsuranG�. Trustor shaII procure and maintain policies o��ire insurance with standard extended
<br /> co�erage end�rsements an a �-epiacement basis for the tuII insurable r�aIue co�ering aII Impro�ements on the Real
<br /> Praperty in an amount sufficient�o a�oid appIication ❑f any coinsurance cIause� and wi#h a s�andard mortg�gee
<br /> ciause in fa�or of Lender,together with such oth�r hazard and Iia�iiity insurance as Lender may reasonably require.
<br /> Palicies shall be written in form, amounts, ca�erages and basi� reasonably a�ceptahle to Lender and issued Iay a
<br /> company ar companxes reasonably acceptable t❑ Lender. Trustor, upon request of Lender� will deli�er ta Lender
<br /> �rom time to time the po[icaes or aertificates of insurance in form satis�actory�o Lender� including stipulations tha�
<br /> coverages wi�l no�be canceifed or diminished wifihaut at least thirty {3�} days prior writ�en notice to Lender. Each
<br /> insuran�e polzcy also shajl inciude an endorsement providing tha�t co�erage�in �avor of Lender wi�� not be impaired
<br /> in any way by any act, amissian or default of Trustor or any other person. ShouId th� Real Property b� located in
<br /> an ar�a d�signate� by the Administrator❑f�he Federal Emergency Management AgenGy as a speciaf �1oad hazard
<br /> area, Trustor agrees to obtain and maintain Federa! Flood Insu�ance, if a�ailable, for the maximum amaunt of
<br /> Trustor's credit Iine and the fuli unpaid prin�ipai baIance of any privr liens on the praperry securing the loan� up�o
<br /> the maximum po�icy Iimits s��under the Na�ional F�ood Insuranc� Program, or as otherwise r�quired by Lenderr and
