Borrower's Copy. Borr�wer sha11 be gi�en one copy af�he Note and of�his Security Ir�s�rumen�. <br /> 17. Transfer of the Prvperty;A�celeration; Assumption. This loan may be de�lared immediately due and <br /> payable u�on transfer of the property securing such loan to any transferee, unless the acceptability of the <br /> assumptioa of the lvan is e�tablished pursuant to Section 3714 of Chapter 37,Tit�e 38,United Stat�s�ode. The <br /> a�ceptability of any assumption shall also be subje�t to the follow�ng additional pro�i�ioas: � <br /> (a} Funding Fee: A fee equal to one-ha�f of 1 percent af the balance of this loan a�of the date <br /> of transfer of the property shall be payable at the time af transfer to the loan holder or its authorjzed <br /> agent, as trustee for the Department af Vet�rans Affairs. If the assumer fails to pay this fee at the <br /> time af transfer, the fee shal�constitute an additional debt to that already 5ecured by this instrument, <br /> shall bear interest at the rate her�in pro�ided, and at �he optian of the payee nf the indebtednes� <br /> hereby secured or any �ransferee�thereof, shall be immediately due and payable. This fQe is <br /> autornatically wai�ed if the assumer i5 exempt under the pro�ision5 of 38 U.S.�. 3729�c}. <br /> (b} Processing �harge: Up�n application far appro�al to allow as�umptioa af this loan, a <br /> pro�essing fee may be charged by the ��an holder or it5 authorized agent for determining the <br /> creditwarthiness of the assumer and subs�quently re�ising the hold�r's ownership re�ards when an <br /> approved tran5fer is completed. The amount of this charge shail not �x�eed th� maximum <br /> e5tab�ished by the Department of Veterans Affair� for a loaa to which Sect�on 3714 of�ha�ter 37, <br /> Title 38, United States�ode applies. <br /> (c} Indemnity Liability Assump�ian: If�his ob�igatian is assumed, then#he a5�umer hereby <br /> agrees tv as5ume al�of the nb�igations af the�eteran under the terms vf the instrument5 creating and <br /> se�uring the loan. The assumer further agrees to indemnify the Department af Veterans Affairs to <br /> the extent of any claim payment ar�sing fram the guaranty ar insuran�e of the indebtednes5�reated <br /> by this instrument. <br /> If the acceptability af the assumption of th�s loan is not esta�li5hed for any reason, and Lender exercises <br /> its opt�on to declare a��sums secured by this Security In�trument immediate�y due and payable, Lender sha�l <br /> gi�e Bvrrower notice of acceleration. The noti�e shal� proWide a period vf nat�ess than 3U days from the date <br /> the notice is gi�en in ac�ordance with Section 14 within which Borrower must pay all sums secured by this <br /> Security Instrumeat. If Borrower fa�15 to pay these sums prior to the expiration of this period, Lender may <br /> in�oke any remed�es permitted by this Security Instrument without further notice or demand on Borrower. <br /> 18. Borrower's R.�ight to Reinstate After Acceleration.
