2� 17� 1244 <br /> Section 1 S. Lender may return any payment or partial payment�f the payment or par-tiai payments ar� <br /> insufficient to bring the Loan current. Lender may accept any payment or partial payment insufficien� <br /> to bring the Loan current,withaut wai�er of any rig�ts hereunder or pre�udice to its righ�s to refuse <br /> such paymen�ar partial payments in the future,but Lender is no�abligated to apply such payments at <br /> the time su�h payments are ac�epted. �f each Periodic Payment is app��ed as af its sch�duled due date, <br /> then Lender need not pay interest on unapplied funds. Lender may hold such una�plied funds until <br /> Borrov►�er makes�ayments to bring the Loan�urrent. If Borr�w�r does not d� so within a reasonab�e <br /> period of time, Lender shall either apply such funds or return them to Borrower. If n�t applied earlier, <br /> such funds will be app�ied to the outstanding princ�pal ba�ance under the Note immediately prior <br /> to fareclasur�.No ofFset or claim which Borrower might have now or in the future against Lender <br /> shal�relieve Borrawer from making payments due under th�Note and this Security Instrument or <br /> performing the co�enants and agreements secured by this Se�urity Instrument. <br /> 2. Applicat�on of Payments or Proceeds. Except as otherwise described in this 5ection 2, <br /> all payments accepted and applied by Lender shall �e appiied in the following order�f priarity: <br /> �a} inter�st due under the Note; (b}pr�ncipal due under the Note; (c}amounts due under Section 3. <br /> Such payments shall be applied to each Periodic Payment in the order in which it�ecame due. Any <br /> remaining amour�ts shall be applied first t� late charges, second to any�ther amounts due under this <br /> S��urity Ins�rument, and then to reduce the prin��pal balance of the Note. <br /> If Lender recei�es a payment from Borrow�r for a del�nquent Periodi�Payment which includes a <br /> suf�icient amount ta pay any late charge due,the payment may be applied to the delinquent payrnent <br /> and the late charge. If more than one Perifldic Payment is outstanding, Lender may apply any payment <br /> received from Borrower ta the repayment�f the Periodic Payments if,and to the ext�nt that, ea�h <br /> payment can be paid in full. To the extent that any exc�ss ex�sts after the payment is applied to the <br /> fuli payment af on�ar mare Peri�dic Payments, such excess may be applied to any �ate charges due. <br /> Voluntary prepayments shall be applied f rst to any prepayment charges and then as described in the <br /> N�te. <br /> Any applicat�on of payments, �nsurance proceeds, or Miscellaneaus Proceeds to principai due under <br /> the Note shail no�extend or postpone the due date, or change the amount, of the Per�odic Payments. <br /> 3, Funds for Es�row It�ms. Borrvwer shall pay�o Lender on the day Periodic Payments are <br /> due under the Note, until the Note �s paid in fu11,a sum �the "Funds"}to pro�ide for payment of <br /> amounts due for: �a��axes and assessments and ather items which can attain priarity a�er this Security <br /> Instrument as a lien or encumbrance�n th� Property; (b} leasehold payments�r ground rents on <br /> the Property, �f any; (c}premiums for any and all insurance required by Lender under Secti�n 5; <br /> and(d} Mortgage Insurance premiums, if any, or any sums payable by B�rrower to Lender in lieu <br /> of the payment of Mortgage Insurance prem iums in aCc�rdance with the pro�isions af Section �D. <br /> These items are called "Escrow Items." At ariginatian or at any�ime during�he term of the Loan, <br /> Lender may require that Cammunity Associati�n Dues, Fees, and Assessments, if any,b�escrovved <br /> hy Borr�wer, and such dues, fees and assessments sha11 be an Escrnw Item. Borrawer shall promptly <br /> furnish tn Lender all notices of amounts to he paid under this Section.
