<br /> con�ained in this D��d of Trust vr in any of the Related �ocuments ar t❑ compEy with ❑r to perf�rm any term�
<br /> ❑bligation, �o�enant or conditi�n can�ained in any other agreemen�be�ween Lender and Trus�or.
<br /> Compiiance Defauit. Fai�ure to cvmply with any ❑ther term, obligation, ca�enant or canditivn contained in �his
<br /> ❑eed of Trus#,the Note ar in any of the Re[ated Documents.
<br /> Default on ather Payments. Failure of Trustvr within the time requi�ed by this Deed of Trus�t❑ make any payment
<br /> for taxes ❑r insurance, or any❑�her payment necessary t❑ pre�en�filing of�r to effect discharge o�any lien.
<br /> False Statements. Any warranty, representa�ian �r statement made ❑r �urnished to Lender by Trustor or ❑n
<br /> Trustar's beha�� under this ❑eed of Trust or�he Related Documents is false or mis[eading in any material respect,
<br /> either now or at the time made ar furnished or be�ames false or mis[eading at any time therea�ter.
<br /> Defective CoiEateralization. This ❑eed of Trus� ar any vf the Related Do�uments c�ases to be in full #vrce and
<br /> effect {inc[uding faiiure ot any c�l�ateral document �❑ create a �alid and perfected security in�erest or lien} at any
<br /> time and far any reason.
<br /> Dea#h vr�nsol�ency. The dea�h v�Trustor,the insoE�ency of Trustar, the appointmen�of a recei��r for any part�#
<br /> Trustor's proper�y, any assignment fvr the benefit of c�-editors, any type of creditar workout, ❑r the
<br /> cvmmencement ofi any proceeding und�r any bankruptcy or inso[�ency[aws by or against Trustor.
<br /> Creditor or Farfeitu�e Proceedings. Cammencement ofi fiore�[vsure or �o��Feifiure proceedings, whether by 'udicia�
<br /> proceeding, self-he�p, repossessivn ar any❑ther me�hvd, hy any credifior of Trustor or by any go�ernmenta� agency
<br /> against any property securing the Indeb�edness. This in�ludes a garnishmen� ❑f any of Trustvr's accvunts,
<br /> including depvsit accounts, wi�h Lender. Howe�er, fhis E�ent vf De�ault shall no� apply if there is a good fai�h
<br /> dispute by Trustor as fi❑ �he �a�idity or reasanableness ❑f the claim which is the basis ❑f the creditar or ��rfi�iture
<br /> proceeding and if Trustar gi�es Lender wri�t�n notic� of the creditar or forf�i�ure proceeding and deposits with
<br /> Lender monies or a sur�ty bond ��r the creditor or f�r�eiture proceeding, in an amount determined by Lender, in its
<br /> so[e discretion, as being an adequate reser�e❑r bvnd fvr the dispute.
<br /> Breach ot�#her Agreemen#. Any breach by Trus�vr under�he terms of any ofiher agreement between Trustor and
<br /> L�nder that is not remedied wi�hin any grace period �ro�ided therein, inc[uding without [imitatian any agreement
<br /> cvncerning any�ndeb�edness ❑r o�her�bliga�ian�f Trus#or to Lender, whe�her existing now vr later.
<br /> E�en#s Affec#ing Guaran#or. Any ❑f the pr�ceding ���nts occurs with r�spect ta any guarantor. endorser, surety,
<br /> or accommadati�n party vfi any of the Indebtedness or any guarantor, endorser, surety, or accvmmodation party
<br /> dies or becomes incompetent, or re�okes ar disputes the �alidifiy ❑f, or liability under, any �uaranty of �h�
<br /> �ndebtedness.
<br /> Ad�erse Change. A materia� ad�erse change vccurs in Trustor's financia� condifian, or Lend�r believes the
<br /> prosp�ct❑�payment ar perfarmance v��he [ndebtedn�ss is impa�red.

<br /> Existing indeb#edness. The payment of any installm�nt of principa� o�- any interes# on the Existing lndeb#edness is
<br /> not made within the#ime �equired by the pramissory note evidencing such ind�btedness, ❑r a de�auit occurs under
<br /> the instrument securing such indebtedness and �s nvt cured during any applicable grac� p�riad in such instrumen�,

<br /> Righ�to Cure. lf any default, vther than a de�ault in paym�nt, �s �urab[e and E�Trustor has not been gi�en a notice
<br /> of a breach of the same pra�ision ❑f this Deed ❑f Trust within the preceding twe��e {12} months, it may be cured if
<br /> Trustor, a#ter Lender sends wr�tten not�ce fio Trustor demanding cure o#such de�ault: ��� cures the defaul�w�thin
<br /> fifteen {�5y days; or �2} if the cure requires more than fifteen �15� days. immedia�e�y initiates steps which Lender
<br /> deems in Lender`s sale discretion to be su�ficient t� cure th� de�au�t and thereafter �ontinues and completes all

<br /> se�ured hereby, Lender may d�clare all Indebtedness secured by this ❑e�d ❑f Trus�t❑ be due and payable and
<br /> th� sam� sha[l the�-eupon become due and payable wi�hout any presen�ment, demand, pro�es�❑r notice of any
