Said Deed of Trust was assigned by <br />the original Beneficiary, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., <br />as nominee for U.S. Bank N.A. to U.S. BANK NATIONAL ASSOCIATION, by virtue of an <br />Assignment dated November 16, 2013 and filed for record on November 22, 2013, Instrument <br />No. 201309238 in the office of the Register of Deeds of Hall County, Nebraska. GREGORY L. <br />GALLES has been appointed Successor Trustee by virtue of a Substitution of Trustee dated <br />December 18, 2013, and recorded January 14, 2014 as Instrument No. 201400248 in the office of <br />the Register of Deeds of Hall County, Nebraska. <br />GREGORY L. GALLES Grantor, in consideration of the sum of Forty Two Thousand <br />Nine Hundred One and 00 /100 Dollars ($42,901.00) and other good and valuable consideration <br />received from Roebuck Enterprises LLC, does hereby grant, bargain, sell, convey and confirm <br />unto Roebuck Enterprises LLC, (hereinafter "Grantee" where appropriate), the following - <br />described real property in Hall County, Nebraska, to wit: <br />LOT ONE (1), BLOCK FIFTEEN (15), H.G. CLARK'S ADDITION TO THE <br />CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA <br />to have and to hold the above - described premises together with all tenements, hereditaments and <br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns <br />forever. Grantor does hereby covenant with Grantee and Grantee's successors and assigns: <br />1. That NICOLE M NORDHUES, single and JON A BILLINGTON JR, as Trustors, <br />failed to pay to Beneficiary payments which were contractually due, and the Grantor, at <br />the request of the Beneficiary, elected to declare the entire unpaid principal balance, <br />together with interest thereon at once immediately due and payable. <br />2. That a Notice of Default as required by §76 -1006 was filed by Grantor January 14, 2014 <br />as Instrument No. 201400249 in the office of the Register of Deeds of Hall County, <br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to <br />notice, pursuant to said Deed of Trust and in compliance with §76 -1008, R.R.S. <br />Nebraska. <br />That the Trustors failed to cure the default referenced in the Notice of Default within 30 <br />days after filing of the Notice of Default <br />That.a Notice of Trustee's Sale was filed by Grantor on October 26, 2016 as Instrument <br />No. 201607123 in the office of the Register of Deeds of Hall County, Nebraska. A copy <br />of said Notice of the time and place of the sale was thereafter mailed to all parties entitled <br />rn <br />
