These items are called"Escrow Items." I shall promptly furnish to Lender all notices of amounts to be paid under this section. If I am�bligated �o pay Escrow ltems directly, pursuan�to a waiver, and � fail to pa� th� amount due for an Escrow item, Lender may exercise i�s rights under the Loan Documents and this Agreemen�and pay such amount and I sha�] then be obtiga�ed to repay to Lender any such amount. Lender may re�ake the tivaiWer as to any or a11 Escro w Items at any ti me by a no�x ce gi�en in accordance�vith the Loan Docu m e nts,a n d, upon such re�oca�tion,I sha�� pay ta Lender all Funds, and in such amounts, that are then reauired under this section. Lender ma�, a� any time, collect and hal� Funds in an amount�a} sufficient to permit Lender to apply the Funds at the time specified under�he Real Est�te Settlement Procedures Act�"RESPA"}, and �b} not �o exceed the maximum amount a Iender can require under RESPA. Lender shall estimate �he amount of Funds due on the basis af current data. and reasonable estimates af expenditures of futur�Escrow Items or othe�rwise in accordance with applicable law. The Funds shall be held in an ins�itu�ion whose deposits are xnsured by a federa� agency, instrumentality, or enti�y �including Lender, if Lender is an ins�itution whase depvsits are so insured}or in any Federal Home Laan Bank. Lender sha11 apply the Funds ta pay�he Escrow�tems no�ater�han the time specxfied under RESPA.Lender sha��not charge me for holding and applying the Funds, annually ana�yzing the escr�w accaunt, or verifying the Escrow Items, unless Lender pa�s me interest vn the Funds and applicable law perrnits Lender ta make such a charge.
