SUBLEASES. Except for Residential Agreements and as provided in Section 17, <br /> �perat�r shal� not 1�ase or sublease the Proj ect or any part thereof wxthout the priar written <br /> c�ns�nt of HUD. <br /> 17. C�MMER�IAL �N�N-RESIDENTIAL} LEASE�. No portian of the Proj ect <br /> shall b� leased far any comrnercia� purpose or use w�thout receiving HUD's priar written <br /> approva� as ta t�rms, forrn and amount, e�cept for cammercial l�ases for support or an��l�ary <br /> �er�ices �vhich are subordinate to the Borrower's S ecurity Instrument, have terms of not more <br /> than five (S} years and otherwise comp�y with Program �bligations. �perator sha1� deli�er an <br /> e�ecuted copy of any commercial Iease t� HUI] and Lender within thirty �3�� days after its <br /> effect�ve date. <br /> 18. AUDITS AND IN�PECTI�NS. All porti�ns of the Proj�ct, including without <br /> limitation al� �f the Mortgaged Proper�y and any other equipment, bui�d�ngs, plans, offic�s, <br /> apparatus, devices, books,'contracts, rec�rds, dacuments, and other papers relating to the <br /> operatian of the Healthcare Faci�ity shall at al�times be ma�nta�ned in reasonable condition for <br /> praper audit and subject ta exam�nation and inspecti�n at any reasonable time by HUD, Lender, <br /> or the duly authorized agents of�ither. �perator shall keep c�pies of all written c�ntracts or <br /> nth�r instruments Which affect the Mor�gaged Property, all or any of which may be subj�ct to <br /> inspect�on and examinati�n by HLJD or its du�y authorized agents. The obligati�ns �f�perator <br /> under th�s Section shall be 1im�ted to the extent necessary in order for�perator to comply with <br /> applicable laws regard�ng the confidentiality of residentlpatient medical records and information. <br /> 19. N�N-DISCRIMINATI�N. There shall be fu11 comp�iance with the provisi�ns <br /> �f�1� any state or Ioca� laws pr�hibiting discrim�nati�n in hous�ng on the basis of race, colar, <br /> creed, or national origin; and �2� the regu�ati�ns �f HLJD providing far non-discriminati�n and <br /> equa� oppartunity in housing.
