FINAN�IAL A��UNTIN�. B�rravver sha11 l�eep the books and acc�unts of the operation�f the Mortgaged Property in accordance with Pr�gram �b�igat�ons. Financ�a� recards �f B�rr�wer and the Pr�j�ct sha�1 be eomplete, accurate and current at a11 times. Postir�g must be made at least m�nth�y to the ledger accounts, and year-end adj usting entries must be posted prompt�y ir� accordan�e vvith sound accounting pr�nciples. A�� expenditures in connection with the Proj ect must he fully documented so as t�pr�vide reasonable assurar�ce to all persons or entit�es that review such expenditures that su�h expenditures are permitted under Program �bligati�ns. Undocumented expenses shall not be considered Reasnnable �perat�ng Expenses. 13. RE�ERVE F�R REPLACEM�NT. (a� B�rrower shall establish and maintain a Reserve for Rep�acement account for d�fraying certain costs far replacing maj or structural elements and mechanical equipment of th� Proj ect�r for any ather purpose. Th� Reserve far Replacement sha�l be depasited w�th Lender or in a saf� and resp�nsible dep�sit�ry designated by Lender in ac�ardance with Pragram �bligati�ns. Su�h funds sha�l at all t�mes remain under the c�ntrol of Lender or Lender's designee, v�rhether in the farm�f a cash dep�sit ar invested in obligations of, or fully guaranteed as to�rincipal hy, the United States of Am�rica or�n such other�nvestments as may be all�w�d by HUD and shall he held in accounts insured or guaranteed by a federal agency aend in accordance vvith Program �bligations. �b} Borrower shalZ deposit at endorsement of the Note an �n�tial amount of$27,�04.��, �f applicable, and B�rroWer sha�I deposit a monthly amount of$975.��, cancurrentiy with the beginr�ing�f payments toWards amort�zatian�f the Note un�ess a different date or amount is established by HUD.
