<br /> LENDER'S !�l�HT T� F�ECEIVE AIVD CflLLECT REIVTS. Lender shall have the right at any time, and even though no
<br /> default shall ha�e occu���d under�his Assignm�nt, to collect and recei�e�he Rents. For this purpose, Lender is hereby
<br /> gi�en and gran�ed�he�ollawing r�ghts, pow�rs and authari�y:
<br /> No�ice to Tenants. Lender may send noti�es ta �any and all tenan#s of �he Prvpe�ty advising them vf this
<br /> Assignment and directing ali Rents to be paid directly tv Lender or Lender's agent.
<br /> En�er�he Prope�ty. Lender may enfer upan and tak� possessian of the Property; demand, �v[[ec�and receive firom
<br /> the �snants �r from any other persons liable therefar, all of the Ren�s; institute and carry on all legal praceedings
<br /> n��essary �o�- th� pro�ection af the P�-�perty, including such proceedings as may be ne�essary ta recover
<br /> p�ssession vf the Prvperty;callect the Ren�s�nd remove any tenant vr tenants ar vther persans frvm the Property.
<br /> Maintain the Prvper�y. Lender may enter upon the P�oper�y to maintain the Property and keep the same in repair;
<br /> ta pay�he costs the�-e��and of a!I se;vices❑f all emp�vyees, including ths�r equ�pmen�, and of al� continuing costs
<br /> and expenses o�maintaining the Prvperky in proper repair and condition,and afsv ta pay al[taxes, assessments and
<br /> wa�er utiliti�s,and the premiums on fire and other insuran�e ef�ected by Lender on the Proper�y. �
<br /> Campliance with Laws. Lender may do any and all things �o execute and c�mply with the laws of the S�ate of
<br /> Nebraska and also al� ather laws, ru[es, orders, ordinances and requirements of ali vther gv�ernmental agencies
<br /> affe�ting the Praperty.
<br /> Lease the Pr�perty. Lender may rent ar lease�he vuhole or any pa�v��he Property far such term or terms and an
<br /> su�h cond���ans as Lender may d�em appropriate.
<br /> Employ Agents. Lende� may engage such ag�n� ar agents as Lender may deem appropriate, either in Lender`s
<br /> name or in Grantor's name,to rent and manage the Property,inc�uding the coll�ctian and appiication of Ren�s.
<br /> . Dther Acts. Lender may d❑ all su�h �ther things and acts with respect to the Property as Lender may deem
<br /> appropria�e and may act exclusi�e[y and so[ely in �he p[ace and stead of Gran�or and�o ha�e all o�the powers of
<br /> Grantar f4r the purposes s�a�ed abo�e.
<br /> No Requirement to Ac�. Lender sha[C not be required to do any vf the fQregoing aGts ar�hings, and the �act thaf

<br /> - specific act ar thing.
<br /> APPLlCAT1�N �F RENTS. All costs and �xpenses incurred by Lender in connection with �he Pr�perty shall be �vr
<br /> Grantar's accvun� and Lender may pay such cos�s and expenses from the Ren�s. Lender, in its sole discretion, shaf[
<br /> determine the appl�cation vf any and all Rents recei�ed by it; hvwever, any such Ren�s recei�ed by Lender which are
<br /> n�� applied tv such cos�s and expenses shalf be appfied to th� lndebtedness. All expenditures made by Lender under
<br /> this Assignmen� and nat reimbursed �from the Rents shall be�ame a pa� of the �ndeh�edness se�ured by this
<br /> Assignment, and shall be payable an demand,witF� interest at the hlvte ra�e�rvm date of expenditure until paid. �
<br /> FULL PERF�R�lANGE. !f Grantor pays all of th� lndebtedness when due and atherwise pe�forms all the abliga��ans
<br /> impos��l upon Grantor under this Assignmen�,the Note,and the Related Documents, Lender shall execute and deli�er to
<br /> �rantvr a suitable safisfac�ion of th�s Assignment and sui�able statemen�s of terminati�n af any finan�ing s�atemen�on
<br /> file e�idencing Lender's security�nterest in�he R�nts and the Property, Any termination��e required by �aw shall be
<br /> pafd by Gran�ar, if permEtted by applicab�e law.
<br /> LENL7ER'S EXPENDITCIRES. If any action or proceeding�s comm�noed�hat wauld material�y affe�f Lender's interest in
<br /> the Prvperty a�if Gran�o��ails to camp�y with any pro�isi�n o�this Assignmen�or an�Rela�ed D�cum�nts, including but
<br /> no�limited to Gran�a�'s failure ta discharge ar pay when due any amounts Grantar is required tv discharg�ar pay under
<br /> this Assignment ar any Rela�ed Documen�s, Lender on Grantor's beha[f may (bu� shall not �vbl�gated ta} take any

<br /> for taxes ar insurance, or any other payment necessary to pre�ent filing �f or to effe��discharge vf any lien.
<br /> Default in Fa�vr vf Third Parti�s. Bor�ower vr Gran�or defaults under any loan, extension of cred;�, secu�ity
<br /> agreement, purchase ar sa�es agreement,❑r any other agreement, �n favor o�any other credit�r ar person�ha�may
<br /> mat�ria�ly affect any of Borrower's or Grantor's property ar abifity t❑ perform�heir respecti�e obligativns und�r#his

<br /> Defective Coflate�-ali�ation. This Assignment or any of the R�lated �acumen�s ceases tv be in full farce and effec�
<br /> �including failure ofi any cvf�ateral document ta create a Walid and perfec#e�security interest or�ien}a#any�ime and
<br /> fa r any reasan.
<br /> Deafh o�r Insolvency, The d�ssv�ution af �rantor's (regardless of `rvhether election to continu� is made}, any
<br /> member withdraws �ram fh� limi��d �iabi�ity company, nr any o�her �ermination of Bv�-rower's or Grantor's
<br /> � existence as a going business or the dea�h of any membe�,the insolvency v�Barrower ar G�antor, the appointment
<br /> of a receiver for any pa�of Borrow�r's or Grantor's proper�y,any assignm�nt for the henefit of�reditors, any�ype
<br /> af creditor workout, or �he cammencemen� �f any proceeding under any bankruptcy or insolvency lav+rs hy vr
