MALOLEY, a single person, hereinafter collectively referred to <br />as "Declarant" (whether one or more), for themselves, their successors, grantees and assigns: <br />The purpose of this DECLARATION OF RESTRICTIVE COVENANTS, <br />RESTRICTIONS AND CONDITIONS FOR JEFF'S LAKE HOMEOWNERS' ASSOCIATON <br />is to declare the desire of Declarant to improve that certain lake known as "Jeff's Lake ", legally <br />described as Lot Four (4), Hidden Lakes Subdivision Seven (7), Hall County, Nebraska, by <br />providing for the common ownership and management of said Jeff's Lake by and among the <br />owners of the lots abutting Jeff's Lake. <br />In furtherance of this purpose, Declarant hereby declares that the lands described <br />hereinbelow in Article II shall be held, sold and conveyed subject to the following reservations, <br />easements, limitations, restrictions, servitudes, covenants, conditions, charges and liens, <br />(hereinafter collectively termed "covenants and conditions "), which are for the purpose of <br />protecting the value and desirability of the lots herein described comprising all of the lots that <br />abut Jeff's Lake.
