<br /> fenants or�ram any ather persons liab�e�herefar, a��af the Rents; institute and carry an al� lega�proce�dings necessary
<br /> far �he pro�ect��n o# th� Property, inc�ud�ng such proceed€ngs as may be necessary to reco�er p�ssession of �he
<br /> Property;callect the Rents and�emvve any�enant or tenants or ather persans from fhe Property.
<br /> Main�ain the Property. �ender may enter upan#he Property#o maintain the Property and k�ep the same in�epair;��
<br /> pay th� costs �hereof and ❑f al! services af all empfoye�s, in�luding their equipment, and vf al1 continuing costs and
<br /> expenses of main�aining �he Property in proper repair and condi�ion, and als❑to pay a��taxes, �ssessments and water
<br /> u�ili�ies,and th�premiums vn fre and other insurance effec�ed by Lender an the Property.
<br /> Compliance with Laws. Lender may do any and a(� �hings to exe�ute and comp�y with the laws of the S#a#e of
<br /> Nebraska and alsa all afher laws,rules,orders,ordinances and requir�men�s vf all oth�r gavernmen�al agencies aff�cting
<br /> fhe Property.
<br /> Lease the Property. Lender may rent or lease fhe whale or any part af#h�Prvper�y for such term or terms and on such
<br /> cond�tians as Lender may deem apprapriate.
<br /> Emplay Agent�. Lender may engage such agenf or agen�s as Lender may deem appropria��,either in Lender's name
<br /> or in�ranto�'s name,ta rent and manage the Pr�perty,�ncluding the cvlfection and appli�ation o�Rents.
<br /> �ther A�ts. L�nder may do a�l such other thin�s and acts wi�h�espect to#he Praper�y as Lender may deem apprapria�e
<br /> and may act�xclusiv�fy and solely in�he place and s�ead of Gran�or and ta have all a�the pflwers of Grantor for the
<br /> purposes stated abflve.
<br /> Na Requirement to Ac�. Lender sha�l not be required fo d�any of the foregaing acts or#hings,and the fac��hat Lender
<br /> shall have pe�farmed one vr more af the foregoing acts�r things shal� nat require Lender t�do any other specifc act or
<br /> �h�ng.
<br /> APPLICATI�N �F RENTS. A�l costs and expens�s incurred by Lender in connection wi�h#he Proper�y shali be�a��rantor's
<br /> a�caunf and Lender may pay such cos#s and expenses from the Ftents. Lender, in its sole dis�retion, shall deferm�ne the
<br /> application vf any and all Ft�nts received by it; however, any such Rents rece�ved by Lender which are n�f applied to such
<br /> costs and expensss shalf be applied to the �nd�btedn�ss. AI�expenditures made by Lender under�his Assignment and not
<br /> reimbursed f�om �he Rents shall b�came a part�f�he lndebfedness secured by this Ass�gnment, and shal! �e payable on
<br /> demand,with in�erest at th�Note rate�r�m date of expenditure unt�l paid.
<br /> FULL PERFDRNCANGE. ff G�antar pays all of the Indebfedness when due and o�herwise performs af[ the obli�afivns
<br /> imposed upon Grantor under this Assignment, �he Note, and th� Related Documen�s, Lende�shall execute and deliver ta
<br /> �rantor a suitahle sat�s�actian of this Ass�gnment and suifable s�atemen�s �f termination of any finan�ing s�atement on file
<br /> eviden�ing Lender's security interes� in #he Rents and the Property. Any#erm�nation f�e requir�d by law shalf be paid by
<br /> Grantar,if perrnifted by applicable law.
<br /> LENDER'S EXPENDIT�RES. I�any a�tivn or prviceeding is commenced tha�wauld ma�eria�ly a�fect Lender's in�eresf in the
<br /> Prop�r�y vr if Granfar fails ta comp[y with any p�vvision vf this Assignmen#o�any Related Documen�s,including buf not lim�ted
<br /> ta Grantor's fa�lure to discharge or pay when due any amaun�s Gran#or is required ta discha��e or pay under this Assignment
<br /> or any Related Dvcuments, Lender on�rantor's behaif may�but shall not be abligated to}take any action that L�nder deems
<br /> appropriate, inciuding buf not limifed #a discharging vr paying all #axes, liens, security interests, en�umbran�es and other
<br /> claims,at any time levied ar placed�n the Rents vr�he Praper�y and pay�ng afI cos�s for insuring,maintaining and preserving
<br /> the Proper�y. A�i such expenditures incurred or paid �y Lend�r for such purpos�s vv�[!then b�ar inferest at the rate charged
<br /> under#he Note from the date in�urred or paid by L�nder to fhe dafe af repaym�nt by Granfar. AI�such expenses will�ecome
