<br /> Lender's R�ght �o En�er. Lender and Lender's agen�s and rep�esenfatives may enter upnn the Reaf Property at all
<br /> reasvnable #imes to attend to Lender's �nt�res�s and �o inspect the Real Property f�r purposes af Trustar's
<br /> compliance with �he terms and conditions of this Deed of Trust.
<br /> Compliance w�th Gv�ernmen�al Requ�rements, Trustar shal� p�ompt�y Gomply with al� laws, ord�nan�es, and
<br /> regulations, now or hereafter �n effec�, of alf gavernmental autho�ities applicable to �he use or ocCupancy af the
<br /> Prope�ty. Trustor may contes�in good faith any such law, ordinance,or regufat�on and wi�hho[d compliance during
<br /> any proc�edin�, including appropriate appeals, sa lang as Trustar has notified Lender in wri�ing pr�or to doing so
<br /> and so long as, in Lender's soie opin�on, Lender's in�erests in the Prope�ty are n�t jeopardized. Lender may r�qu�re
<br /> Trus�or�o past ad�quate secu�i�y ar a surety bond, reasonably sa��sfact�ry fo Lend�r,to protect Lender`s inte�est.
<br /> Du�y to Pr�tect. Trusfflr agrees nei�her ta abandon or ieav� unat�ended �he Property. Trustor shall do all other
<br /> a��s, in addi#ion to those acts set forth aba�e in this sectian,which f�rom the character and use of�he Praper�y are
<br /> reasonabiy necessary to protect and preserve�he Proper�y.
<br /> TAXES AN D LiENS, The �a[lowing pro�isions refating to the taxes and liens on #he Property are part ❑f�h is Deed of
<br /> Trus�:
<br /> Payment. Trustor shall pay when due �and in afl e�enfs prior�o del�nquency}afl tax�s, special�axes, assessmen�s,
<br /> charges �including wa�er and sew�r}, fnes and �mpasit�ons levied against ❑r on accaun�of the Property, and shafl
<br /> pay when due al� �laims for work d�ne on or for serv�ces render�d or ma�erial furnished �o the Proper�y. Trust�r
<br /> shall maintain the Property free of al� liens having priority o�e�-o�equal to the interest of Lender und�r fh�s Deed of
<br /> Trust, �xcept for the fien ❑f taxes and assessmen�s n�t due and except as otherwise pro�ided in this Deed af
<br /> Trust.
<br /> Righ�to Cant�s�. Trustor may wi�hhold paymen�of any tax, assessmen�, or claim in connec��on with a good faith
<br /> dispute over the obl�gation tfl pay, so long as Lender's int�rest in the Property is �ot jeopardized. If a [�en arises or
<br /> is fled as a resul� of nonpayment, Trustor shall wi�h�n fift��n �'�5) days afiter the f�en arises or, if a iien is fil�d,
<br /> within fifteen �'1�} days a�ter Trus�or has noti�e vf the fi[ing, se�ure �he discharge of the iien, or if requested by
<br /> Lender,depos�t with Lender cash or a sufficient corporate sure�y bond or other se�urity satisfactory to Lender in an
<br /> amount suffici�nt�o discharge fhe lien p�us any costs and attorn�ys'fees, or o�her charges�hat cauld accru� as a
<br /> resuft of a far�clasure ar sa�e under the fien. In any contest, Trustor shali defend itsel�and Lender and shafl satisfy
<br /> any ad��rse�udgment before enforcement agains#the Property. Trustor shall name Lender as an additianal abligee
<br /> under any surety bond furnished in#he con�est proceed�ngs.
<br /> E�idence af Payment. Trust�r shalf upon demand fu�n�sh to �ender satisfac�ory eWidence of paymen�of�he taxes
<br /> or assessments and shall au�horize the appropriate ga�ernmental o�ficial to deliver fa Lender at any time a vuri��en
<br /> statement of the taxes and assessments agains�the Proper�y,
<br /> Notice of C�nstruc�ion. Trustor shall notify Lender at least'Fifteen �'��} days be��re any work is commenced, any
<br /> servi�es are furnished, o�r any ma�erials are suppl�ed�o the Prope�ty, if any mechan�c's lien, ma�eria[men's lien, ❑r
<br /> other lien cQuld be asser��d on a�coun� of the work, senrices, or mate�ia�s. Trus�or wilf upon reques# of Lender
<br /> furn�sh �o Lend�r advance assurances safisfactory to Lender that Trus�o� can and wi�l pay the cost of such
<br /> improv�ments.
<br /> PR�PERTY DAMAGE INSURANCE. The ��Ifowing pro�isi�ns re�at�ng to insuring the Property are a par�o��his Deed o�
<br /> Trust.
<br /> Maintenance o� Insurance. T�ustor shafl procure and ma�ntain pol��ies of fire insurance with standard ex�ended
<br /> �o�erage endors�ments on a �epfacement basis for th� full insurabfe value cover�ng afl �mprovements ❑n #he Rea�
<br /> Property in an amount sufficient �o avoid app�icatian af any ca�nsurance clause, and with a standard m�rtgagee
<br /> c�ause �n fa�ar o�Lender,together with such other hazard and liabil�ty insurance as Lender may r�asanably r�quire.
<br /> Palic�es shal� be writ�en in form, amounts, c��erages and bas�s r�as�nabiy acceptabfe to Lender and issued by a
<br /> company or companies r�easonably acceptab�e to Lender. Trustor, upon requ�st of Lender, wi[f d�1�W�r�a Lende�
<br /> from time to time the �oiicies or certificates❑f insurance i�n f�rm satisfac�ory fo Lender, including stipula�ions�ha�
<br /> co�r�rages will not be cancelled or diminished w�thou� at �east�en �1�} days prior writ�en not�ce to Lender. Each
<br /> insurance pv�icy also shaf! include an endorsement providing tha�co�erage in fa�or❑f Lender wi1� not be impa�red
<br /> in any way by any act, omissian or defauft o�Trus�or or any other person. Should the Real Praper�y be located in
<br /> an a�ea designated �y the Adm�nistrator of the Fede�af Emergency Managemen�Agency as a special fl�od ha�ard
<br /> area, Trustar agre�s to obtain and maintain Federa� Flvod Insurance, if availab[e, �or �he maximum amount of
<br /> Borrower's credi� line and the �u11 unpaid prinGipal �alance of any prior iiens on the p�oper�y se�uring the faan, up
<br /> to the maximum poi�cy limi�s set under the National F��vd �nsuranc� Program, or as atherwise �equired by Lender,
<br /> and to main�ain su�h insurance fo�the term of�he foan.
<br /> Applica�i�n of Pra��eds. Trustor sha�l pramptly noti�y Lend�r v�any loss or damage ta the Prape�ty. Lender may
<br /> make proof o� lass if Trusto� �ai�s �o d❑ so within fifteen �'i 5} days of the casualty, Whether ar not Lender's
<br /> s�cur��y is impaired, Lender may, a� L�nder`s elee�ion, recei�e and retain the pr�ceeds of any insurance and apply
<br /> the praceeds to the reduction of the �ndebtedness, paymen� of any �ien affec�ing #he Property, or the res�oration
<br /> and repa���f the Proper�y. �f Lender elects to apply�he proceeds to res�ora�ion and repair, Trus�or shall repa�r❑r
<br /> replace #he damaged or des�royed �mprovements in a mann�r satisfa��ory �o Lender. Lender shall, upor�
<br /> satisfactory proof �f such expenditure, pay or reimburse Trustor from the proceeds for the reasonable cast �f
