<br /> Possess�on and Use. Un�il the vc�ur�ence of an E�ent of ❑efault, Trustar may t17 remain in possessian and
<br /> contrfll �f the Prvperty; (Z7 use, vperate vr mar�age the Propert�; and �3� colle�t the �ents from the Property.
<br /> Duty tv Maintain. Trustar shas� maintain th� Property in good condition and promptly perform all repairs,
<br /> replacements, and maintenan�e necessary to pr�ser�e its �alue.
<br /> Hazardvus 5ubstanc�s. Trustor represen�s and warrants that the Pr�perty ne�er has heen, and r�e�er will be so
<br /> long as this Deed ❑f Trust remains a lien on #he Pr�perty, u��d for the generation, manufacture, starage,
<br /> treatment, disposa#, release or threatened rel�as� of any Hazardous Substanc� in �iolation of any En�irvnmen�al
<br /> Laws. Trustor authvrizes Lender and its agents ta enter upvn the Proper#y to make such inspecti�ns and tests as
<br /> Lender may deem appropriate t❑ determine compliance of the Property with this section af the �eed ❑f Trust.
<br /> Trustor here�y ��y releases and wai�es any futur� ��aims against L�nder for indemnity ar contribution �n th� e�ent
<br /> Trustor becomes liable far �leanup or other costs under any su�h laws, and ��� agrees to indemnify, defend, and
<br /> hvid harmless Lender agatnst any and a�i claims and losses resulting frvm a breach vf this paragraph of the Deed of
<br /> Trust. This abligation �❑ indemnify and defend shall sur�i�e the payment �f the Indebtednes� and the satisfactian

<br /> DUE �N SALE - �C?NSENT BY LENDER. Lsnder may, at Lender's optian, declare immediat�ly due and payable al� sums
<br /> se�ured by this Deed at Trust upon ihe sale or transt�r, without Lender's prtor written consent, of all �� a�y part ❑f the
<br /> Real Praperty, or any interest in the Real Pr�perty. A "sale �r transfer" means the �on�eyance ❑f Fteal Praperty ❑r any
<br /> right, title or interest in the Real Property; whe�her legal, beneficial ar equitable; whether �oluntary ❑r involuntary;
<br /> whether by outright sa�e, deed, installment sale c�ntra�t, land contract, �ontract far d�ed, ieaseh�ld interest with a

<br /> pay when due all claims for work dane vn or for ser�i�es rendered �r material furnished to �he Property, Trustor
<br /> sha�l maintain the Property free of all lians ha�ing priarity o�er❑r�qual to the �nter�st ❑f Lend�r und�r this Deed of
<br /> Trust, except for the lien of taxes and assessments not due and except as otherwise pro�ided in this D�ed of
<br /> Trust.
<br /> PR�PERTY DAMAGE INSLJRANCE. The follawing pra�isi�ns relating t❑ �nsuring the Property are a part of this �eed af
<br /> Trust.
<br /> Maintenan�e of insurance. Trust�r shall pr�cure and maintain poli�ies of fire insurance with standard extended
<br /> cv�erage endarsem�nts on a fair �alue basis for the full insurab�e �alue co�ering all Imprv�ements ❑n the Real
<br /> Praperty in an amount sufficient t❑ a�oid applicatian ❑f any coinsuran�e clause, and with a standard mortgagee
<br /> clause in favor of Lender, tagether with su�h Qther hazard and liability insurance as Lender may reasanabiy require.
