3. That all maintenance, utilities, repairs, or other upkeep is to be paid by <br />Grantee, and Grantee agrees to promptly pay when due, any utility bills, repair or maintenance <br />expenses, including but not limited to, the replacement of the same in the event the replacement <br />is deemed necessary and appropriate. <br />4.
