<br />8. To Grant Leases, Receive Itcutc. etc To contract with any person for leasing for
<br />such periods, at such rents and subject to such conditions as my agent shall see fit, all or any of my
<br />said real estate, and any such person to let into possession thereof, and to execute all such leases and
<br />contracts as shall be necessary or proper in that behalf, and to give notice to quit to any tenant or
<br />occupier thereof and to receive and recover from all tenants and occupiers thereof or of any part
<br />thereof all rents, arrears of rent, acid sums of money which now arc or shall hereafter become due
<br />and payable in respect thereof, and also on nonpayment thereof or of any part thereof to take all
<br />necessary or proper means and proceedings for determining the tenancy or occupation of such
<br />tenants or occupiers, and for ejecting the tenants or occupiers and recovering the possession thereof.
<br />9. To Sell or Exchange Real or 1'crs ►nal ctate. To sell, either at public or private
<br />s€<le, or exchange any part or parts of my real estate or personal property for such consideration and
<br />upon such terms as my agent shall think fit, and to execute and deliver good and sufficient deeds or
<br />other instruments for the conveyance or transfer of the same, with such covenants of warranty or
<br />otherwise as my agent shall see fit, and to give gdod and effectual receipts for all or any part of the
<br />purchase price or other consideration.
<br />10. To Deposit Moneys, With raw, Invest. etc. To deposit any moneys which may
<br />come to my agent's hands as such agent with any bank or banker (or other persons) either in my (or
<br />my agent's own) name, and any of such money or any other money to which 1 am entitled which
<br />now is or shall be so deposited to withdraw, and either employ as my agent shall think fit in the
<br />payment of any debts, or interest, payable by me, or taxes, assessments, insurance, and expenses due
<br />and payable or to become due and payable on account of my real and personal estate, or in or about
<br />any of the purposes herein mentioned, or otherwise for my use and benefit, or to invest in my or my
<br />agent's own name in any stocks, shares, bonds, securities or other property, real or personal, as my
<br />agent may think proper, and to receive and give receipts for any income or dividend arising from
<br />such investments, and all and any such investments or other investments to vary or dispose of for
<br />my use and benefit as my agent may think fit.'
<br />11. To Borrow Money. Mortgage. etc. To borrow any sum or sums of money on such
<br />terms and with such security, whether real or personal property, as my agent may think fit, and for
<br />that purpose to execute all promissory notes, bonds, mortgages, and other instruments which may
<br />be necessary or proper.
<br />12. To Execute Deeds. Bills. Notes. etc. For all or any of the purposes of these presents
<br />to enter into and sign, seal, execute, acknowledge, and deliver any contracts, deeds, or other
<br />instruments whatsoever, and to draw, accept, make, endorse, discount, or otherwise deal with any
<br />bills of exchange, checks, promissory notes, or other commercial or mercantile instruments.
<br />13. To Represent Me In All Tax Matters. To prepare, sign, and file joint or separate
<br />federal, state, or local income, gift, generation- skipping transfer or other tax returns of all kinds,
<br />FICA returns, payroll tax returns, claims for refunds, requests for extensions of time, declarations
<br />of estimated tax for any year or years, ruling requests, petitions to the Tax Court or other courts
<br />regarding tax matters, and any and all other tax related documents, including, without limitation,
<br />receipts, offers, waivers, consents (including, without limitation, consents and agreements under
<br />Internal Revenue Code section 2032A, or any successor section thereto), closing agreements and any
<br />power of attorney form required by the Internal Revenue Service, Nebraska Department of Revenue,
<br />or other taxing authority with respect to any tax period between 1990 and 2030; to pay taxes due,
<br />collect refunds, post bonds, receive confidential information, and contest deficiencies determined
<br />by the Internal Revenue Service, the Nebraska Department of Revenue, or other taxing authorities;
<br />to exercise any elections I may have wider federal, state or local tax law; and generally to represent
<br />me in all tax matters and proceedings of all kinds and for all periods between 1990 and 2030 before
<br />all offices and officers of the Internal Revenue Service, Nebraska Department of Revenue, and any
<br />other taxing authority.
<br />14. To Vote Stock To vote, in person or by proxy, all shares of common stock owned
<br />by me in any corporation, at the election of directors of such corporation or on any or all other
<br />matters which may require a vote of the shareholders of such corporation.
<br />15. To Sign My Name. To sign my name to any document, instrument or paper,
<br />including but not limited to those pertaining to my health, accident, hospitalization, disability,
<br />Medicare, life insurance and Social Security benefits.
