<br /> #or�gaing, Trustor will nat remove, vr grant to any other party the right to rernove, any timber, minerals ��n�luding
<br /> �il and gas},caai, Glay,scnri�,s�il,gra�el❑r rack prot#ucts withaut Len�er's prior written c�nsent.
<br /> Remo�a�af Improvemen#s. Trustor shall no#demolish ar►ema�e any Improvements from the Real Praperty with�u#
<br /> Len�er's prior written consent. As a conditi�n tv th�removal of any �rnpra�ements, Lender may r�quir�Trustar to
<br /> rnake arrang�ments satisfactory to Lender t❑ r�place Such �rnpro�ements with lmpro�ements vf at least equal
<br /> �alu�.
<br /> Lender's Right to Enter. Lender and Lender's agents and represen#atives may ent�r upan the R�al Praperty at alf
<br /> reasonable times ta attend to Lender's irrterests and ta insp�ct the Real Prvperty f�� purposes af Trustor's
<br /> compliance withr the terrns and conditians af this Q�ed of Trust.
<br /> C�mpli�nce with Gov�rnmentai Requirements. Trustor �hall promptly camply with al� laws, ordinanees, and
<br /> �egulations, naw vr h�re�f#er in �ffect, af all go�e�nmental authorities applicable to the use vr accupancy af the
<br /> Property, inc�uding without limitation, the Americ�ns With Disabiliti�s Act. Trustor may c�ntes� in gQvd faith an}�
<br /> such law, ardinance, ar regu�atian and withhold complian�e during any pr�ceeding, including apprapriate eppeals,
<br /> $o Iong as Trus#or has notR#ied Lender in writin� prior to doing sv�nd s�Iong as, in Lender's sole�pinion, Lender's
<br /> interests in the Praperty arg nat jeopardized. Lender m�y rsquire Trustvr to past adequate seGurity or s sur�ty
<br /> bond, reasan�biy satisfactory t�Lender, to prate�t Lender's interes#.
<br /> Du#y ta Pr4tect. TrUstar agrees neither ta abandon ❑r fea�e unattended the Pr�perty. Trustor shall dv all ather
<br /> acts, in addition to thase acts set farth aho�e in this sectian, which from the characier and use of the Praperty er�
<br /> reasonably necessary to prote�t and preser�e the PrQp�rty.
<br /> QIJE aN SALE-�QNSENT gY LENDER. Lender rnay, at Lender's aption, de�fare immediately due�nd payahle all sums
<br /> secured by this Deed of Trust upon th�sale or transfer, withaut Lender's privr written cvnsent,of all❑r any pert of the
<br /> Re�l Praperty, �r any interes#in the Real Praperty. A "�af�or trans�e+r" means the canveyance of Real Property or�ny
<br /> right, title or interest in the Real Propsrty: wheth�r �e�al, beneficial or equital�le; whether ��iuntary or Envalun#ary;
<br /> whether by autt�ight sale, deed, installment sale c�ntract, land cantract, contract for deed, I�asehald int�rest with a
<br /> term greater than ihree �3f years, lease-option Gontract� ar by sale, assignment, nr transfer of gny benefi�ial interest in
<br /> ❑r to any land trust halding title ta the Real P�operty, or by any other methvd af cpn�eyar�c�vf an intere�t in the Real
<br /> Praperty. Howe�er, this �ptian shall nat be e�ercised by Lender if such exercise is prohibited hy f�d�ral �aw or by

<br /> TA�(ES AND LIEN�. The fal�owing prv�isi�ns relating tv t�e taxes and liens on the Property are p�rt of this Deed of
<br /> Trust:
<br /> Paymen#. Trustvr shall pay when due�and in all e�ents priar to delinquen�yy all taxes, spscial taxes, assessments,
<br /> char�es �includ+ng water and sewer�, fin�s an�l impvsitians le�i�d against or vn account�f the Property, and shall
<br /> p�y when due all claims f�r w�rk dane on or fvr ser�i��s rend�red or mat�ri�l furnish�d to th� PropBrt�. Trustor
<br /> shal� maint�in tl�e Propert�r fr��of all liens ha�ing priority a�er or equa!ta the interest of Lender under this Deed of
<br /> Tru�t, except far #he G�n �f taxes and assessrnents no# due and excep� as otherwise pro�ided in this De�ci of
<br /> Trust.
<br /> Righ#to Cantest. Tru�tor may withhal� payment of any tax, assessment, ❑r claim in cQnnecti�n with a goad iaith
<br /> di�put�a�er the obligation t� pa}�, so I�ng as Lender's interest in the Property is not jeopardized. If e lier�erises or
<br /> is fil��f as a result of nonpayment, Trustor shall within fifteen �15y days af�er the lien arises vr, if a lien is filed.
<br /> within fifteen (15y days after Trustor has natice �f the filing, secure#he disch�rge o# th� lien, or if requested by
<br /> Lender, deposit with Lender�ash ar a sufficient�orporate surety bvnd or other security satisfactory to Lender in an
<br /> amount sufficient to dis�harge the lien plus any costs and attarneys' fe�s, or ather cherges that cvuld a�crue as a
<br /> result o'F a fvre�losure or sale under the lien. In any cantest,Trustar shall defend itself an�Lender�nd sh�ll satisfy
<br /> any adverse judgment befare enforcement against th� Property. Trustar shall name Lender a�s an additiQnal vblig�e
<br /> under any surety band turnished irr the contest proc�edings.
<br /> Evidence of P�yment. Trustar shall u�on dernand furnish t� Lender satisfa�tory�uidence of psyment�f the taxes
<br /> or assessm�nts and shall authori�e the appr�pri�te g�vernmental officia�t� deli�er to Lender�t any tirn� a written
<br /> statement of the taxes and assessments against the Property.
<br /> N�tice of Canstruction. Trust�r shaf� natify L�nde� at least fifteen �15� days b��ore any work is cornmenced, any
<br /> servic�s are iurnished. vr any materials are sUpplied to the Property, if�ny rn�chanic's lien, materialmen's lien, ar
<br /> ather lien cauld he asserted an accaunt vi the wark, ser�riGes, ar materials. Trustor will upon requ8st of Lender
<br /> furnish t� L�nder ad�ance assurances satis#actory ta Lendec that Trust�r can and will pay the c�st af such
<br /> impro�em�nts.
<br /> �R�PERTY DAMA�E INSURANGE. The tollowing pr��isians relating to ir�suring the Praperty sre a part�f this Deed af
<br /> Trust.
<br /> Maint�nance af Insurance. Trustor 5h�ll pracure �nd maintain policies af fire insurance with standerd extended
<br /> co�er�g� endors�rnents an a repfacement basis for the full insurable value co�ering all Improvemen#s on the Aeal
<br /> Prop�rty in �n arn�unt sufficient t4 avaid app�icatian of any coinsurance clause, �nd with a stgndard mortga�ee
<br /> clause in fa�ar of Lender, Trustar shalf a1�4 pracure ar�d rnaintain comprehensi�e general liability insurence in such
<br /> co�erage amounts as Lender may request with Trustee and Lender b�ing named as additianal ins�reds in such
<br /> liability insurance pali�ies. Additianally, Trustor shafl maintain such �ther insursnce, including but not iimited ta
<br /> hazard, business interruption, and boifer insurance, as Lender may reasonably require. Palicies shall be writt�n in
