The f�I��wing pro�isions relating to the #axes and liens ❑n the Property are part of this Deed �� <br /> Trust: <br /> Paym�nt. Trustar shall pay when due �and in a�� ��ents pr�o�to delinquency� all taxes, special taxes, assessments, <br /> charges �inc(uding water and sewer�, �ines and impositions le��ed against ❑r on account of the Prop�rty, and shall <br /> pay when due a�� c�aims far wvrk done on or for ser�ices rendered or mate�ial furnished to the Property. Trustar <br /> shall maintain the Prop��ty free of all liens ha�ing privrity o�er❑r equai t❑the interest of Lender under this D�ed o� <br /> Trust, excep� far the �ien o� taxes and assessmen�s not due and except as �therwis� pro�ided in �his Deed o� <br /> Trust. <br /> Right to Contes�. TrustQr may �vi�hh�ld payment��any tax, assessment, ar claim in �onnection with a good fai�h <br /> dispute o�er the ohiigativn to pay, so �ong as Lender's interest in the P�aperty is not jeapardized. Trustvr shall name �ender as an additional obligee <br /> under any surety bond furnished in the c�nt�st proc�ed€ngs. <br /> Evidenc� af Payment. Trus�or shall upon demand furnish to Lender satis�actory e�iden�e af payment o�the taxes <br /> �r assessments and shall authorize the appropriate go�ernmentai a��icia� to d��i�er to Lender at any time a w�itten <br /> sta�ement a�the taxes and assessments agains�the Prvper�y. <br /> Notice a� Constru�tion. Trustor shall no�ify Lender a� least fifteen �15y days be�ore any work is cvmmenced, any <br /> ser�i�es are furnished, or any materials are supplied to the Proper�y, if any mechanic's lien, mafierialmen's lien, or <br /> ofiher lien could be asser�ed on account of the work, ser�ices, or materials. Trustor wil� upon reques� of Lende� <br /> fu�nish ta Lender ad�ance assuran�es satis�actory to Lender �hat Trus�or can and wiif pay the cos� �f such <br /> impro�ements. <br /> PRDPERTY DAMAGE INSURANCE. The following pro�is�ons �e�ating to insuring the Praper�y are a part o�this Deed vf <br /> Trust. <br /> Maintenan�e af Insurance. Trustor sha[� prflcure and maintain policies of fir� insurance with standard extended <br /> co�erage endorsements on a r�pfacement basis for �he full insurable �alue co�ering all ImpraWements on the Real <br /> Prvperty in an amoun� sufficient ta a���d app��cat�on a� any �oinsurance clause, and with a standard mvrtgagee <br /> clause in fa�or of Lender. Trustor shall afso procure and maintain comprehensi�e general liabiiity insurance in such <br /> ca�erag� amounts as Lender may request with Trustee and Lender being named as additiana� �nsureds in such <br /> liabifity �nsurance policies. Additianaliy, Trustor sha�� maintain such other insurance, including but not limited t� <br /> hazard, business interruption, and boiler insurance, as Lender may reasonably require. Polici�s sha(� be written in <br />
