Notwithstand�ng anything to the contrary in the Leas� or this <br /> Agreement, before exercising any �ffset right or terminatian right, Tenant agrees that it shall <br /> deli�er to Lender a copy of any written not�ce of th� breach or defau�t by Borrower giving rise to <br /> same (the "Default NotiCe"�, and, thereafter, the opportunity to cure such breach ar default as <br /> pr�vided far below. <br /> �. This Agreem�nt shall be deemed to be a �ontract entered int� <br /> pursuant to the laws of the State of Nebraska and shall in all respects be gaverned, construed, <br /> appl�ed and enforced in accordance With the lav�vs of the State of Nebraska. <br /> 1�. Miscellane�us. Th�s Agreement may nnt be modified in any manner or <br /> term�nated except by an �nstrument in writing executed by the parties hereto. If any term, <br /> �o�er�ant �r conditi�n of this Agreement is held tn be invalid, il�egal �r unenforceable in any <br /> respect, this Agreement shall b� construed without such pro�ision. This Agreement may be <br /> executed �n any numb�r of duplicate �riginais and each duplicate ariginal shall be deemed t� be <br /> an origina�. This Agreement may be executed in several counterparts, ea�h of which counterparts <br /> shall be deemed an original instrument and all af which together shall constitute a sing�e <br /> Agreement.
