Lender is under no o�ligation to purchase any particular type or <br /> amount of coverage. Therefore, such coverage sha1��over Lender,but might or migh�not protect Borrow�r, <br /> Borrower's equ��y�n the�'roperty,or the contents of the Propert�,against any risk,hazard or liability and <br /> might pro�r�de gr�a�er or lesser caverage than�as previously in effect. If Borrow�r obtains any form of insurance ca�rerage,nat otherwise required by Lender, far damage <br /> to,or destxuction of,the Praperty, such policy sha11�nc�ude a standard mortgage clause and sha11 name <br /> Lender as mortgagee andlor as ar�additional l�ss payee. <br /> In the e�ent of 1oss,B�rrower sha11 give prampt not�ce to the insurance carrier and Lender, Lender may <br /> make proof of loss if not made prompt�y by Borrower, Unless Lender and Borro�ver otheru�ise agree in <br /> writing,any insurance proeeeds,whether ar na�the underlying insurance wa�required by Lender, sha�t be <br /> applred to restoratian ar repair of the Propert�, if th�restoration or repair is economically feasibl�and <br /> Lender's s�curity is n��lessened. During such repa�.r and restoration period,Lender shall ha�e th�right to <br /> hold such�nsurance proceeds until Lender has had an opportunity to inspect such Property to ensure the <br /> work has be�n�omple�ed to Lender's satisfaction,provided that such inspection shall be undertaken <br /> prorriptly. Lender may disburs�proceeds for the repairs and restoration in a single payment or in a ser�es of <br /> progress payments as�he wor1�is campleted. Unless an a�reement is mad�in writing or Applicab�e La� <br /> requires interest to b�paid on such insurance praceeds,Lender sha11 not be required to pay Borrow�r any <br /> interest or eamings on such pro�eeds.Fees for public adjusters,or other third parties,retained by Borro�ver <br /> sha11 not be pa�d out of the insurance proceeds and shall be the sole obl�gati�n of Borrower. If the restoration <br /> or repair is not econnmically feas�ble or Lender's security would be lessened,�he insurance proceeds sha11 be <br /> applied to the sums secur�d by this S�curity Instrument,whether ar not�hen dueA with the excess, if any, <br /> paid ta Borrower. Such in�urance pro�eeds sha11 be applied in the order provided for in Section 2. <br /> If Borrow�r abandans the Property,Lender may fi1e,negotiate and settle any available insuranc�claim and <br /> related matt�rs. If Borrower does not respond within 3�days to a not�ce from Lender that the insurance <br /> carrier has offered to settle a claim,then Lender may negatiate and se�tle the c�aim. The 3�-day p�riad will <br /> beg�n when the notice is giv�n. �n either event,or if Lend�r acquires the Prop�rty under Section 2�or <br /> o�herwise,Borrower hereb�assigns to Lender(a}Borrower's rights to any insurance pr�ceeds in an amount <br /> no�to�xceed the arrYounts unpaid under the Note ar this Security�ns�rument,and(b}any other of <br /> Bonower's rights(vther�han the right ta any refund of unearned pr�miums paid by Borrawer}under all <br /> �nsurance policies covering the Property, insofar as such rights are applicable to the coverage of the <br /> Proper�.
