<br />EASEMENT
<br />This easement entered into this A day of March, 2016, by Karen Gregg,
<br />a single person and sole remaining shareholder of Gregg Farms, Inc., a Nebraska
<br />corporation, hereinafter called "Gregg" and Bradley T. Jones and Kristi L. Jones,
<br />husband and wife, hereinafter called "Jones ",
<br />WITNESSETH:
<br />WHEREAS Gregg is the owner of the following real estate, referred to herein as
<br />Parcel A:
<br />A parcel of land located in the Southwest Quarter of Section 32, Township 9 North,
<br />Range 10 West of the 6 P.M., Hall County, Nebraska, more particularly described as
<br />follows: Beginning at the Northwest corner of said Southwest Quarter (SW' /a); thence
<br />S89 °52' 16" E (assumed bearing) on the North line of said Southwest Quarter (SW' /a), a distance
<br />of 1055.00 feet; thence S02 °02'58 "W, a distance of 850.00 feet; thence S83 °19'58 "W, a distance
<br />of 490.16 feet; thence S07 °35'04 "W, a distance of 28.90 feet; thence' S87 °04'56 "W, a distance of
<br />279.95 feet; thence S31 °51'40 "W, a distance of 199.60 feet; thence S77 °14'23 "W, a distance of
<br />153.20 feet to the West line of said Southwest Quarter; thence N00 °01' 16 "E on said West line , a
<br />distance of 1155.00 feet to the POINT OF BEGINNING, subject to county road right of way.
<br />AND Jones is the owner of the following real estate, referred to herein as Parcel B:
<br />The Southwest Quarter (SW' /a) of Section Thirty-two (32), Township Nine (9) North, Range Ten
<br />(10) West of the 6 P.M., Hall County, Nebraska,
<br />EXCEPT a tract beginning at the southwest comer of said Section Thirty-two (32) and going
<br />north 150 feet, thence east 33 feet, thence south and east on the arc of 117 foot radius curve to a
<br />point 150 feet east and 33 feet north of the said section corner, thence 33 feet south and 150 feet
<br />west to the point of beginning
<br />AND EXCEPT a tract of land located in the Southwest Quarter (SW',4) of said Section 32,
<br />described as: Beginning at the Northwest corner of said Southwest Quarter (SW' /a); thence
<br />S89°52'16" E (assumed bearing) on the North line of said Southwest Quarter (SW1/4), a distance
<br />of 1055.00 feet; thence S02 °02'58 "W, a distance of 850.00 feet; thence S83 °19'58 "W, a distance

<br />distance of 1155.00 feet to the POINT OF BEGINNING, subject to county road right of way.
<br />AND WHEREAS Gregg and Jones wish to enter into an agreement wherein
<br />Jones will be granted a permanent easement for agricultural ingress and egress along the
<br />south thirty (30) feet of said Parcel A. Additionally, if there are any natural obstacles
<br />hindering travel along the south thirty (30) feet of said Parcel A, ingress and egress is
<br />extended an additional thirty (30) feet to maneuver around said obstacle. Gregg will not
<br />create any obstacles, whether by natural material or manmade material to hinder ingress
<br />and egress along said easement.
<br />Jones is granted the right to install a culvert along said easement at the end of the
<br />driveway, where a ditch exists which may make it impassable for farm equipment. Said
