<br /> title to the Prap�rty a�ains�the law�ul claims �f ali pers�ns. In th� e�ent any action ar prnceeding is commenc�d
<br /> thafi questiflns T�ustar's title ar the in�k�rest of Trustee vr Lender und�r this Deed of Trust, Trustor shall defend fihe
<br /> act�on at Trus�t�r's expense. Trust�r may be the nom�nal party in such proceeding, bu�k Lend�r shall �ae entitled �o
<br /> participat� in th� proceeding and to be represented in the pr�ceeding by counsel of L�nder's vwn choice, and
<br /> Trusto�will deliv�r, or cause t� b��eliWered, �o Lender such instruments as Lender may request frvm �ime to time
<br /> to permi�such participa�i�n.
<br /> Campliance 1Nith Laws. Trustor warrants that the Property and Trus�or's us� of �he Prvperty complies with a!I
<br /> existing applicaa�e laws, ordinances, and regulations o�F gov�rnmental autharities.
<br /> Sur�ival of Pramises. All promises, agreements, and s�atements Trus�ar has made in this �3eed of Trust shall
<br /> surWive �he exe�utian and deli��ry of this Deed af Trust, shall be �ontinuing in nature and shall remain in full �farce
<br /> and effect until�u�h time as Trustor's Indebtedness is paid in full.
<br /> E�CISTING INDEBTE�]CVESS. The following pro�isions conc�rning Existing Indebt�dness are a part af this Deed af Trus�:
<br /> Exisfiing Lien. The l�en o� this Deed of Trust securing the Ind�b�edness may be secandary and infieri�r to an
<br /> �xis�in� li�n. Trustar expressly covenan�s and agrees to pay, ar see �o the payment of, �he Exisfing [ndeb�edn�ss
<br /> and tv pre�ent any default vn su�h indebtedness, any default und�r the instruments e�id�ncing such indebtedness,
<br /> ar any d�fault under any security dacumen�ks for such indeb�edness.
<br /> Nv illlod��ication. Trustor shall nat enter intv any agreement wi�h �he hold�r of any mortgage, de�d af trust, or
<br /> other security ag�eement which has priori�y o�er �his Daed of Trust by which tha� agreement is m�difi�d,
<br /> amended, extended, ar renewed without the pri�r wri��en consent of Lender. Trustor shall neither request nor
<br /> a�cept any future adWanc�s under any su�h security agreement withvut the privr written cansent af Lender.
<br /> ��IVD�MIVATE�N. The�following pra�isions rela�in�to condemnatian proceedings are a part of�his aeed�f Trust:
<br /> Pr�ceedings. Ifi any pro�e�ding in condemnati�n is filed, Trus�or shall promptiy notify Lend�r �n wri�ing, and
<br /> Trus�or shalf prompt�y take such steps as may be nacessary t� defend the actian and ob�ain the award. Trustor
<br /> may be the nominal party in su�h proceeding, �ut Lenc��r shall be ent�tled�o par�icipat� in the proc�eding and t❑ �e
<br /> rep�esented in the proce�ding by �ounsel vf its own �hoice, and Trust�r will deliver ar cause to be deliv�red to
<br /> Lender such instruments and documentation as may b� requeste�l by Lender �from time fio fime t� permit such
<br /> par�i�ipat�on.
<br /> Appiieafiian❑f Net Prviceeds. If all or any part of the Praper�y is condemned by eminen�t domain proceedings or by
<br /> any proceeding or purchase in lieu o�cvndemnativn, Lender may at i�s electian require that alf or any portion of the
<br /> net proceeds o� the award he applied to �he �ndebtedness or the repair a� restoration of the Prvperty. Th� net
<br /> proceeds of the award shall mean the award after payment of all reasQnable cvsts. expenses, and attorneys' f�es
<br /> incurred by Trustee Qr Lender in cflnn�ction with tne candemna�ivn.
<br /> IMPOSITIaN OF TAXES, FEES AND CHARGES BY GQVERNtVIENTAL AUTH�RITIES. The ���lawing pro�isians relating
