6c" <br />t_I <br />Restrictive Covenants For <br />The Jamieson House Subdivision <br />We Kirk and Amber Schroeder (Husband and Wife) as owners of the Jamieson House <br />Subdivision ensure the following covenants to run in perpetuity with the land. <br />1. The Lot. The Jamieson House Subdivision shall consist of a 1.19 acre lot, with <br />dwelling, to be used as a single family residence, museum, recreational facility or <br />office of a non - profit entity as laid out in the planned unit development and approved <br />by the Hall County Board. Legal: A tract of land comprising a part of the North Half <br />of the Northeast Quarter (N' /z NE t /4) of Section Ten (10), Township Nine (9) North, <br />Range Ten (10) West of the 6th P.M., Hall County in the South Platte Township. <br />2. Outbuildings. Outbuildings shall be consistent and appropriate in character to <br />compliment the historic home. Outbuildings such as a barn or outside storage <br />buildings will be placed on the property in a manner consistent with the planned unit <br />development. <br />3. Outside Storage. There will be no outside storage of junk cars, rubbish, machinery or <br />other unsightly materials. <br />4. Building Codes and Setbacks. All Hall County ordinances and building codes will <br />be followed in the restoration of the home. The rules and ordinances of the State <br />Health Department will be followed in the placement of the well and septic systems. <br />Any public or visitor parking will be in the front (north) side of the home designated <br />in the planned unit development. <br />5. Landscaping. The landscaping of the one -acre property will consist of grasses, <br />wildflowers, shrubs, arboretums, gardens, trees or orchards to compliment the early <br />time period and setting of the Jamieson House. Consultations may take place, if <br />needed, with the State Historical Society, National Park Service, or other such agency <br />to assist in planning appropriate plantings. <br />6. Architectural Control. The Jamieson House Subdivision is assigned a historic <br />covenant to protect the historic character of the home's exterior and run in perpetuity <br />with the property. <br />7. Outside Signage. Any outside signage will be consistent with approved State <br />Historical markers in size and appearance. <br />8. Changes to Covenants.
